Temecula Land For Sale

With wine country and De Luz, there’s still a great deal of Temecula land for sale. With home prices in Temecula skyrocketing, building on land is a great opportunity. Over the past year, I have had many inquiries in regards to what’s available in Temecula and whether it is a good option. In this blog post, I will go over areas of Temecula that you are more likely to find land and zoning. We will also talk about a few of the pros and cons when buying land in Temecula. . At the end of the blog post, there will be a land search with all properties available in Temecula which is updated daily.

Temecula Farm Land For Sale

If you are looking for farmland or agricultural property I would probably suggest looking in De Luz. Deluz is located west of the 15 freeway and is an incorporated area of Temecula. Residents are required to care for the rows and hire the Riverside County Sheriff’s Department. This is not necessarily a bad or good thing,  it’s just a little different way of doing things. Parcels are generally going to run 5 acres and up and your HOA is paid per acre. One of the De Luz area benefits is that many properties are already mature and have citrus or avocado trees producing fruit yearly.

The wine country of Temecula has farmland as well. When driving through Wine Country, you will notice some areas appear to be strictly Vineyards and other areas where horses, and various citrus fruit are growing. There are even some olive Groves if that’s of any interest to you. Bottom line, if you’re looking for farmland either area could work for you. You just have to make sure to do your research and verify zoning.

Temecula Winery Land For Sale

It stands to reason that the Temecula Winery area has become very popular over the past 10 years. Temecula Winery land is available and for sale often but the premium properties tend to sell very quickly. I would personally watch out for a few of the things before buying Temecula winery land is the location. If you’re not okay with driving 20 to 25 minutes every day to get into the city, make sure that you wait on a winery property that is closer to the 15 freeway. There is lots of property available in the Far East area of Temecula, very beautiful but very far from civilization.

Another couple of important factors when buying land in Temecula Wine Country are views,  electric and water hookups, and future growth of that area.  As I mentioned above, there are two types of Vibes and Wine Country. One is strictly the wine country feel with neighboring vineyards and the other is more of the farm type feel. Make sure that you preview the area around the land for sale before moving forward.

Finding Land For Sale in Murrieta CA?

One of the great things about both Temecula and Murrieta is they are very close neighboring cities and are similar and way of having great school districts. Being safe and affordable is also a huge draw. If you are looking to build and want to find land in a nice area I suggest that you include Murrieta. Murrieta is a beautiful city and the land will be lower cost than Temecula. You will be surprised how much land is still available in Murrieta.

Pros & Cons of buying land in Temecula 

YOU CAN BUILD WHAT YOU WANT

Some of these pros and cons are common sense but of course, you can build what you want and don’t have to settle for an existing floor plan. You can customize the home however you’d like. If you want to spend thousands and thousands of dollars on Floors or backsplashes you’re welcome to do so.

MORE HEADACHES

 If you have never built a home before, regardless of whether or not you hire a general contractor there is going to be stress. There will be things that come off that you have no control over. Soil issues, septic tank issues, zoning issues, building material problems. I  have not built many homes but I  know the real estate industry and how it works. You will not get through a home build without some major headaches.

NO CONTROL OVER MATERIAL COSTS

This became evident this year. Imagine building a home and having Lumber cost go up so much that your home now costs $60,000 more to build. With the economy in a place of uncertainty, this could very well happen again. Be careful and understand the risks of rising material costs or situations where you can’t even buy materials because of supply chain issues.

FINDING A CONTRACTOR YOU CAN TRUST

Nobody will be concerned or put more effort into your home build more than you. One of the common complaints from many of my past clients is how hard it is to find a competent and trustworthy company within the trades. Whether it’s HVAC, yard work, framing, or General Construction you better do your homework and interview them extensively before making a decision. There are horror stories and nightmares all over the Internet of people getting screwed and you need to be careful.
