When We Can’t Do An Appraisal
We are unable to provide an appraisal report for lending purposes. That means if you are purchasing a home or refinancing your home, you will have to use the appraiser provided by your lender. Most likely, the lender will insist on picking their own appraiser. Be sure to find this out ahead of time before paying for an appraisal you can’t use.

How long does an appraisal take
Depending on how busy we are it will take anywhere from 5-7 days to have the finished report
Do you need access to my home?
Yes and no. For the most accurate report we will do a full appraisal which entails measuring the outside, taking pictures and measuring inside and asking multiple questions. This usually takes 30-60 minutes depending on the size of the house.
Should I get an appraisal before I list my home?
In most markets this is one of the most important things you can do. One of the biggest mistakes sellers make is listing their home to high or to low. With a scheduled phone call we will go over the reasons and what usually happens in both instances.
