The Villages Temecula

The Villages Temecula is a small community off Margarita Road, Rancho California Road, and the 15 Freeway in Temecula. In this blog post and video, I will go over HOA information, the square footage of homes, amenities nearby, and why we love the village of Temecula and the local schools.

The Homes

The homes will range from 1100 square feet up to almost 3,500 square feet in the tract. In the video, I have some pretty good footage of the homes, which will give you an idea of what the area and community look like. A huge draw to The Villages Temecula is that it has no Mello-Roos, a low tax rate, and a low HOA. The HOA is going to charge around $40 a month to take care of the landscape throughout the community. This is an older tract, and mature landscaping is another huge benefit that is also a very nice benefit.

Conversations with Temecula Villages Homeowners

Many times, when I produce videos or blog posts on these communities, I specifically talk to some of the long-time residents. If you want to know something about a community, these are the people you need to talk to.

During the video, I had the pleasure of speaking with Nancy, who has lived in the community for over 20 years. A few of the things that she mentioned that stuck in my head were the cool breezes throughout the community. She also mentioned how quiet it was, and she really did love living in the Villages Temecula community. One thing she mentioned that you need to be aware of when purchasing in the Villages community in Temecula is the roofs on the homes. They are all around 30 years old, and she had seen a few of the homeowners having them replaced. You might want to have a roof certification if you are a buyer coming into the community.

The Villages Temecula Amenities

Two major pluses of living in The Villages Temecula are the fact that you have Margarita Middle School across the street from you and Albertsons within a two-minute drive. Many of us have busy lives, and simple things like having a school or grocery store really close by can make all the difference in the world.

Similar to many other neighborhoods in Temecula, you have restaurants, grocery stores, and even a Costco close by. One huge benefit of having a Costco is the gas. It costs about $0.50 per gallon less, and over a year, it really adds up.

Schools 

Schools include Rancho Elementary, Margarita Middle School, Temecula High, and Chaparral High. Schools in Temecula have great overall scores and will be in the top 20 percentile of the best schools in all of California. If you have kids, this is definitely something to consider, especially if you’re new to California. There are plenty of cities in southern California with terrible schools. How do I know? I started out as a teacher 10 years ago, and within four months I knew I would never want to teach long-term. (This wasn’t in Temecula.)

Why Do We Love the Villages of Temecula?

Personally, I like the smaller communities with larger lots and mature landscaping. Yes, the homes are a little older, but there are some benefits to that as well. Saving money on taxes and HOA fees every year is obviously a plus. Put that money back into your home with regard to upgrades instead of paying the government. Specifically, the villages in Temecula have that country feel and vibe. It has everything close by, which makes it very quiet and peaceful. While driving through the community, I really didn’t hear any traffic or noise whatsoever.
