September 2026 market update

Temecula & Murrieta Housing Market Update: September 2026

Average prices eased, homes took longer to sell, and more listings needed a price cut. Here is what the recent closed sales show.

This update compares two approximately 60-day groups of closed home sales in Temecula and Murrieta, ending September 24, 2026. The combined average sale price moved from $690,182 to $680,714, down about 1.4%. The average time on market rose from 31.1 to 40.5 days.

That does not mean every home is worth 1.4% less. It means buyers have generally had more time and more room to negotiate in this particular set of sales. I explain what I am seeing and what it means for your next move in the video below.

What matters if you are buying or selling?

Buyers: More time on market and more price reductions can create room for a thoughtful offer. The $600,000–$699,999 segment stood out in this sample: average days on market increased from 28.6 to 42.2, and the share of homes with a reduction rose from 33.6% to 50%. A well-priced home can still attract competition, so judge each listing on its own merits.

Sellers: The first list price matters. Nearly 44.4% of homes in the recent combined group had a reduction. Look closely at recent comparable sales, condition and competing active listings before choosing a number.

How I pulled this: MLS closed detached single-family sales in Temecula and Murrieta with at least 3 bedrooms and 2 bathrooms, sold for $800,000 or less; senior communities excluded. The comparison periods are May 27–July 24 and July 27–September 24, 2026. These are averages for the selected sales, not a valuation of any particular property. Data may be updated or corrected.
