Welcome back to Exploring Temecula and Murrieta! In today’s market update, we’re diving deep into the latest trends and statistics for single-family homes in these vibrant communities.
New Listings: A Sharp Decline
Comparing new listings from this June to previous summers, we’re seeing a significant drop. This June, Temecula had 133 new listings, while Murrieta had 110. Compared to the numbers from June 2022, which were 235 and 259, respectively, we’re down by over 100 new listings in both areas. This decline can be attributed to homeowners with substantial equity choosing to stay put due to high new home prices and the desire to keep their low mortgage payments.

Active Listings: Low but Slightly Increasing
Active listings have also remained low, although there was a slight uptick from May to June. In Tula, active listings rose from 236 in May to 245 in June. Similarly, Murrieta saw an increase from 224 to 226 during the same period. Despite this small increase, the market remains tight with limited inventory.
Days on Market: Homes Selling Quickly
The average days on the market for both Temecula and Murrieta is currently 11 days. However, homes often receive offers within the first weekend they are listed. This means if you see a home you like, it’s crucial to act quickly, as it might not be available a month later.
Original List Price: Homes Selling at Asking Price
In June, both Temecula and Murrieta homes sold for 100% of their original list price on average. While some homes went for slightly above or below asking, the average indicates a strong seller’s market where homes are generally selling at their listed prices.
Showings Per Listing: High Buyer Interest
The average number of showings per listing in both Temecula and Murrieta is 5.3. This high level of interest often results in multiple offers, with about 50% of buyers making offers on homes they view. This competitive environment underscores the importance of being prepared to make a quick offer if you’re interested in a property.
Average Sales Price: Record Highs
The average sales price has seen significant increases. In Temecula, the average jumped from $761,000 in May to $800,000 in June, marking the highest point ever. Murrieta’s average sales price, while slightly higher in May 2023, remains near its peak at $697,000. Despite high interest rates and record home prices, demand remains strong, and it’s intriguing to consider how these prices might respond to potential future drops in interest rates.
Even with the current high prices and interest rates, the real estate market in Temecula and Murrieta remains active and competitive. It’s an exciting time to watch these trends and see how they evolve, especially if interest rates decrease. Stay tuned for more updates, and thank you for exploring Tula and Murrieta with us!
