If you are looking for beautiful, low-tax communities in Temecula, you have come to the right place. Below, we go over 4 low-tax neighborhoods in South Temecula and provide a specific, up-to-date home search for these communities.

Taxes on new home construction can be significantly higher for homebuyers. That’s why I’ve decided to write a blog post and do a video on four low-tax neighborhoods in South Temecula. On new homes, you can expect your tax rate to be anywhere from 1.75% all the way up to almost 3%. With an older, more established neighborhood, 1.2% is pretty common in Temecula.

Starlight Ridge

Starlight Ridge is just off the 15 freeway in South Temecula. A few of the features that I love about Starlight Ridge are the mature landscape, winding streets, gorgeous views, and proximity to amenities. Your tax rate in Starlight Ridge is going to be around 1.2%, with a very modest HOA fee. The Starlight Ridge Community has that country feel, with lots of green space and a very quiet, relaxing atmosphere. As with many neighborhoods in Temecula, you do get that country-type feel in the community, but you are also very close to every amenity imaginable. Grocery stores, restaurants, golf courses, and neighborhood parks are a stone’s throw away.

One of the things I love about Starlight Ridge is Ronald Reagan Sports Park. This is a great place for kids, with multiple baseball fields, massive green space for running and playing, a BMX ramp, and a recreation center. Inside the rec center, you have a teen center, water slides, a hot tub, and a swimming pool. They often have swimming lessons, but during the summer months they have free swims, so you can go with your kids and enjoy the day. If you live in Temecula, public swimming costs $1; out of town, it costs $5. I haven’t swum in this location, but make sure to bring your ID to verify where you live. If you check out the video in this blog post, I have some drone footage of the park as well as inside footage of the rec center and pool.

One of my favorite communities and one of the ultimate low-tax communities in Temecula is Paloma Del Sol.

Vintage Hills

Vintage Hills Community is located in south Temecula, just off the 15 freeway. It was established in the 1990s and has an HOA of around $100 per month. The number of homes in the community is around 600. The homes in Vintage Hills range in square footage from 2200 to 3200. The tax rate for Vintage Hills Community is around 1.2%. The Vintage Hill Community has a ton to offer with pools, jacuzzis, green space, and tot lots. Often, as a real estate broker, I see HOAs that really add no value to my home buyers. In this case, you’re not just paying to have the lawns cut, but you actually have amenities to use at your leisure.

If you enjoy wineries, you have literally four to five in your backyard. Thornton Winery, Briar Rose Winery, Miramonte Winery, Callaway Winery, and Hart Winery are all within a few minutes’ drive. Similar to Starlight Ridge, you also have Ronald Reagan Sports Park nearby with all the amenities I stated above.

Village Grove

Village Grove is one of Temecula’s oldest and most established neighborhoods. If you’re looking for a neighborhood that has everything at your fingertips or within a few minutes’ drive, look no further than Village Grove. You have the Palomar Village shopping center, which is actually within walking distance. In the Palomar Village shopping center, you will find grocery stores, restaurants, a bank, and small boutique shopping stores. You also have the Temeku Hills Golf Course close by. If you are a golfer, all of these communities have easy access to a number of Temecula’s beautiful golf courses, which include Redhawk and Pechanga. The homes in the Village Grove Community are a little smaller and range in square footage from 1200 to 1900. Village Grove also has a small creek and a beautiful grassy area to walk your dogs or play with the kids.

Rancho Vista Estates

Rancho Vista Estates also has a low tax rate of around 1.2%. This is a well-established community with great views and close access to shopping. The golf course and the homes range from 2400 square feet to 3000 square feet. Similar to the previous three, they have access to the Ronald Reagan Sports Park, wineries, groceries, and restaurants. I talk about this in many of my videos, but Temecula, California, is very unique. It’s truly unique to be able to drive into these communities and feel like you’re miles away from everything while still being only minutes away from everyday conveniences. Rancho Vista Estates is no different; if you’re looking for a low-tax community with plenty to offer, check out Rancho Vista Estates. Another bonus is that the homes are a little larger than many of the older communities in Southern California.
