Best Home Deals in the South Inland Empire — Late April 2026
An appraiser-style analysis of active listings priced meaningfully below comparable closed sales. Compiled by Greenleaf Real Estate and Appraisal — Joel Daniel, licensed broker, and Christie Daniel, certified real estate appraiser.
Most “best deals” lists you find online aren’t real analysis. They’re either the cheapest homes in the city (which usually means smaller, older, or in worse condition than competing listings) or homes the agent has a personal interest in selling. That’s not how an appraiser thinks about value, and it’s not how we put this list together.
Every property below was pulled from the MLS as an active listing, then matched against actual closed sales from the past 30 days using appraiser-style criteria: same city, similar bed/bath count, square footage within 15%, year built within 10 years, and lot size within 25% where applicable. We required at least three matched comparable sales for any home to qualify — anything less and we excluded it. The “deal” threshold: priced at least 8% below the median price per square foot of those comps. That’s the same kind of analysis a certified appraiser would run, just applied to active inventory instead of closed sales.
We’ve included the full address, list price, and the comp math behind every pick. We’ve excluded short sales (which are notoriously priced low to bait offers), live auction listings, and stale listings sitting over a year. Standard sales, REO listings, trust sales, and probate listings are included — those are real prices a seller is willing to take.
How to Read These Picks
Each property below shows three things: the home’s basic specs, the list price and price per square foot, and a “Why this is a deal” explanation that walks through the comp math. The implied value is what comparable homes have been selling for at the same price per square foot — your potential equity is the difference between that and the list price.
A few honest caveats. These are estimates based on price-per-square-foot comparison, not full appraisals. A home in better condition than its comps will be worth more; a home in worse condition will be worth less. Some of these properties may have already received offers by the time you’re reading this. And every home should be evaluated in person before any offer — the data narrows the field, but it doesn’t replace a walkthrough or a professional appraisal.
With that out of the way — let’s get into the picks.
Temecula
Temecula is the tightest market in the south Inland Empire, with median days on market sitting at 8 and the highest median price per square foot in the valley. That makes it harder to find deals here than in the surrounding cities — but they exist, mostly in homes that have either been sitting longer than expected or been priced conservatively from day one.
31891 Domenoe Way, Temecula, CA 92592
3 bed · 3 bath · 2,093 sqft · Built 2007 · Wolf Creek community
Listed at $652,000 ($312/sqft)
MLS CV26068244 · 24 days on market · Reduced from $665,000
Why this is a deal:
Comparable Wolf Creek-area homes — same bed/bath count, similar square footage, similar age — have been closing at a median of $361 per square foot over the past 30 days. This home is priced at $312 per square foot, a gap of about 14% below comp median. At the comp median PPSF, this home would be valued around $756,000, suggesting roughly $104,000 in immediate equity if it appraises in line with recent sales. The seller has already taken one $13,000 price reduction, which signals motivation. Wolf Creek is one of the more sought-after Temecula neighborhoods, and homes here typically don’t sit at this price level. HOA: $54/month plus a secondary $210 assessment.
42891 Camino Alagon, Temecula, CA 92592
4 bed · 3 bath · 2,918 sqft · Built 1997 · 0.20 acre lot
Listed at $799,000 ($274/sqft)
MLS SW26076037 · 3 days on market · Original price
Why this is a deal:
This is a fresh listing — only 3 days on market — but the price is well below where comparable Temecula homes in this size and age range have been closing. Eight matched comps over the past 30 days closed at a median of $314 per square foot; this home is at $274. That’s a 13% gap, which translates to an implied value of around $917,000 and roughly $118,000 in potential equity. With nearly 3,000 square feet, a 3-car garage, and a 0.20-acre lot, this is a larger home than what you’d typically find at this price in Temecula. Worth a look fast — fresh listings at this kind of discount usually attract multiple offers within the first two weeks. HOA: $130/month.
45433 Vista Verde, Temecula, CA 92592
4 bed · 3 bath · 2,668 sqft · Built 2001 · Cul-de-sac · Turnkey condition
Listed at $729,000 ($273/sqft)
MLS OC26056436 · 43 days on market · Reduced from $745,000
Why this is a deal:
Twelve closed comps over the past 30 days back this one up — a strong sample size. Comparable Temecula homes in this size, age, and bed/bath profile have been selling at a median of $307 per square foot, and this listing is priced at $273. That’s an 11% gap, with an implied value around $820,000 and roughly $91,000 in potential equity. The home is on a cul-de-sac with one of the largest lots in the neighborhood (6,058 sqft), and the listing notes turnkey condition with a built-out backyard featuring a waterfall spa, BBQ island, and fire pit. Forty-three days on market with one $16,000 price reduction shows the seller is engaged and willing to negotiate. HOA: $34/month.
27145 Cherry Grove Court, Temecula, CA 92591
3 bed · 3 bath · 2,943 sqft · Built 2001 · 3-car garage
Listed at $780,000 ($265/sqft)
MLS SW25267944 · 147 days on market · Reduced from $790,000
Why this is a deal:
This pick is included as a motivated-seller opportunity. The home has been on the market 147 days — well past the median for Temecula, where most homes sell in under 30 days — which signals real motivation on the seller’s side. Eight comparable closed sales in the same size and age range closed at a median of $301 per square foot; this listing is at $265. That’s a 12% gap, implying a comp-supported value around $887,000 and roughly $107,000 in equity. The size is the standout — nearly 3,000 square feet with a 3-car garage in an established Temecula neighborhood is hard to find at this price. A patient buyer prepared to negotiate aggressively could find real opportunity here. No HOA listed.
Murrieta
Murrieta gave us the strongest set of equity plays in this round — multiple homes with double-digit price gaps below comp medians. Most of these are in the Spencer’s Crossing and Rancho Bella Vista areas, where larger homes are priced competitively against tighter inventory in Temecula proper.
34306 Kensington Street, Murrieta, CA 92563
4 bed · 3 bath · 3,301 sqft · Built 2020 · 3-car garage with EV charger
Listed at $699,900 ($212/sqft)
MLS DW26038639 · 66 days on market · Original price
Why this is a deal:
This is the standout deal in Murrieta this round. At 3,301 square feet built in 2020 with a 3-car garage and EV charger, the home is competing with much pricier inventory in Spencer’s Crossing and surrounding newer communities. Three matched comps closed at a median of $263 per square foot; this listing is at $212. That’s a 19% gap, the largest in our Murrieta picks. Implied value is around $867,000, suggesting roughly $167,000 in potential equity if it appraises with the comps. Sixty-six days on market without a price drop is unusual — the seller may simply have priced conservatively from day one rather than chasing maximum value. HOA: $112/month.
37867 Shady Maple, Murrieta, CA 92563
5 bed · 4 bath · 3,732 sqft · Built 2002 · Three-story layout
Listed at $725,000 ($194/sqft)
MLS SW26078145 · 16 days on market · Original price
Why this is a deal:
At nearly 3,800 square feet, this is one of the largest homes in our Murrieta deal set, and the price per square foot is correspondingly low. Three matched comps closed at a median of $236 per square foot; this listing comes in at $194. That’s an 18% gap, implying a comp-supported value around $882,000 and roughly $157,000 in potential equity. The three-story layout and 5-bedroom configuration make this a fit for large or blended families, which is a smaller buyer pool than a typical 3-bed home — that may be part of why the price is set this aggressively. Sixteen days on market is fresh; quality buyers should evaluate this quickly. No HOA listed.
31544 Borega, Murrieta, CA 92563
4 bed · 3 bath · 3,258 sqft · Built 2004 · Rancho Bella Vista community
Listed at $669,800 ($206/sqft)
MLS IG26016720 · 62 days on market · Reduced from $699,800
Why this is a deal:
Strong comp data on this one — nine matched comparable closed sales over the past 30 days, all in the Rancho Bella Vista area or similar Murrieta neighborhoods. They closed at a median of $248 per square foot; this listing is at $206. That’s a 17% gap, with implied value around $807,000 and roughly $137,000 in potential equity. The seller has already taken a $30,000 price reduction (4.3% off original list), and at 62 days on market they’re showing real motivation. The home features a 3-car garage, granite counters, and a large upstairs loft — solid bones at a price meaningfully below comparable Rancho Bella Vista sales. HOA: $45/month.
37779 Quintana, Murrieta, CA 92563 — Fixer Opportunity
5 bed · 3 bath · 2,999 sqft · Built 2002 · 0.21 acre lot · Investor candidate
Listed at $650,000 ($217/sqft)
MLS SW26048133 · 44 days on market · Original price
Why this is a deal:
Honest framing on this one: the listing remarks describe it as an “investor dream, fixer for those who are handy,” so this is not a turnkey purchase. But the numbers are striking enough to feature for the right buyer. Fourteen matched comps in Murrieta closed at a median of $251 per square foot; this listing is at $217. That’s a 14% gap, with implied value around $752,000 and roughly $102,000 in equity if brought to comparable condition. For a buyer with renovation budget and patience — or for an investor looking at a flip with relatively cosmetic work — the spread between purchase price and ARV (after-repair value) is real. The 0.21-acre lot and 5-bedroom configuration give it strong upside. Get a contractor walk-through before any offer. No HOA listed.
Winchester
Winchester is where the new construction action lives in the south Inland Empire, but our analysis focused on resale homes priced below comparable closed sales. The picks below include both newer-construction resales and established neighborhoods like Winchester Trails and Prairie Crossing.
32810 Olive, Winchester, CA 92596
4 bed · 2 bath · 2,280 sqft · Built 2006 · 0.18 acre lot
Listed at $510,000 ($224/sqft)
MLS CV26039030 · 65 days on market · Original price
Why this is a deal:
This is the largest price gap in our Winchester picks. Four matched comparable closed sales — same Winchester city, similar size, similar bed/bath count, similar age — closed at a median of $280 per square foot. This listing comes in at $224, a 20% gap. Implied value is around $638,000, suggesting roughly $128,000 in potential equity. At 2,280 square feet for $510,000, the price-per-foot is low enough that the home is worth verifying in person quickly — listings priced this aggressively tend to attract investor attention. The remarks are brief, which can be a flag (incomplete marketing often correlates with motivated or underrepresented sellers). Sixty-five days on market without a price drop is interesting — could be a pricing-error opportunity. No HOA listed.
26829 Rodeo Court, Winchester, CA 92596
5 bed · 3 bath · 2,782 sqft · Built 2017 · Winchester Trails community
Listed at $615,000 ($221/sqft)
MLS IV26012863 · 98 days on market · Reduced from $620,000
Why this is a deal:
Four matched comps in Winchester closed at a median of $265 per square foot; this listing is at $221. That’s a 17% gap, implying a comp-supported value around $739,000 and roughly $124,000 in potential equity. The listing remarks describe it as the largest home in Winchester Trails with a downstairs primary suite — a feature that commands a premium in this market. Ninety-eight days on market is well past the typical Winchester pace, with only a small $5,000 price drop, which suggests the seller has been holding firm. HOA: $48/month.
32486 Roman Warren Way, Winchester, CA 92596 — Builder Credit Available
4 bed · 3 bath · 2,590 sqft · Built 2018 · $10,000 buyer credit offered
Listed at $635,000 ($245/sqft)
MLS 219142815DA · 80 days on market · Original price
Why this is a deal:
This pick is included partly for the equity gap and partly because the listing offers up to $10,000 toward buyer’s closing costs — a real concession that materially affects the effective purchase price. Nine matched comparable closed sales in Winchester closed at a median of $277 per square foot; this listing is at $245, an 11.5% gap. Implied value is around $717,000, suggesting roughly $82,000 in potential equity before applying the closing-cost credit. Add the $10,000 in concessions and the effective spread improves further. No HOA listed.
32097 Rambling Court, Winchester, CA 92596
4 bed · 3 bath · 2,419 sqft · Built 2022 · Owned solar · Prairie Crossing community
Listed at $599,000 ($248/sqft)
MLS PTP2600912 · 28 days on market · Reduced from $629,000
Why this is a deal:
Strong comp set on this one — ten matched comparable closed sales in Winchester closed at a median of $278 per square foot; this listing is at $248, an 11% gap. Implied value is around $673,000, suggesting roughly $74,000 in potential equity. The home is newer construction (2022 build) with paid-off solar, a downstairs bedroom and full bath, and an upstairs loft. The seller has already taken a $30,000 price reduction (about 4.8% off original), which is a meaningful motivation signal. Owned solar alone reduces the new owner’s monthly utility costs by hundreds — a benefit that doesn’t show up in the comp math. HOA: $43/month.
Menifee
Menifee has the most active inventory in our coverage area and the most negotiating room in the resale market. The picks below skew toward newer homes (2018 to 2022 builds) where the price gaps are real but the homes are also turnkey or near-turnkey condition.
26947 Mountaingate, Menifee, CA 92585
4 bed · 3 bath · 2,474 sqft · Built 2018 · Single-story · No HOA
Listed at $600,000 ($243/sqft)
MLS SW26048770 · 53 days on market · Original price
Why this is a deal:
Excellent comp depth here — fifteen matched comparable closed sales in Menifee, all similar size, age, and configuration. They closed at a median of $278 per square foot; this listing is at $243. That’s a 13% gap, with implied value around $688,000 and roughly $88,000 in potential equity. Single-story homes typically command a premium in this market because of buyer demand from downsizers and aging families, which makes this price point even more notable. The listing also has no HOA, which alone saves a buyer $50 to $200 per month versus comparable Menifee neighborhoods. No HOA, no Mello-Roos noted in the listing — verify in escrow.
32805 Bullard Street, Menifee, CA 92584
5 bed · 4 bath · 3,052 sqft · Built 2022 · Solar paid off · Corner lot
Listed at $630,000 ($206/sqft)
MLS PTP2602170 · 37 days on market · Reduced from $699,990
Why this is a deal:
This one shows real seller motivation. The original list price was $699,990; it’s now $630,000, a $70,000 reduction (10% off original). Seven matched comparable closed sales in Menifee closed at a median of $234 per square foot; this listing is at $206, an 11.6% gap. Implied value is around $713,000, suggesting roughly $83,000 in potential equity at current price. Built in 2022 with paid-off solar, an attached private suite on the main floor (bedroom plus full bath plus bonus room — works well for multigenerational living or a home office setup), and a corner lot. Fresh paint and new carpet noted in the listing. HOA: $121/month.
26599 Sagewood, Menifee, CA 92585
4 bed · 3 bath · 2,239 sqft · Built 2022 · Paid solar · No rear neighbors · Turnkey
Listed at $595,000 ($266/sqft)
MLS SW26065966 · 32 days on market · Reduced from $599,000
Why this is a deal:
Strong comp set on this one — fourteen matched comparable closed sales in Menifee closed at a median of $295 per square foot; this listing is at $266, a 10% gap. Implied value is around $661,000, suggesting roughly $66,000 in potential equity. Built in 2022 with paid-off solar panels and the rare bonus of no rear neighbors (a feature that materially affects future resale value). Listed as turnkey condition with quartz counters and modern finishes. The price reduction is small ($4,000), so this is more of a cleanly-priced equity play than a motivated-seller situation. HOA: $69/month.
26068 Snow Creek Drive, Menifee, CA 92586
4 bed · 2 bath · 1,417 sqft · Built 1989 · Single-story
Listed at $540,000 ($381/sqft)
MLS IV26029646 · 77 days on market · Original price
Why this is a deal:
This is a different kind of pick — the price per square foot is high in absolute terms, but smaller, older Menifee homes have been closing at even higher PPSF levels. Eight matched comps closed at a median of $419 per square foot for homes in this size range; this listing is at $381, a 9% gap. Implied value is around $593,000, suggesting roughly $53,000 in potential equity. At 77 days on market without a price reduction, the seller is showing patience, which often means they’ll negotiate at the offer stage rather than dropping the list price publicly. The single-story layout and 4-bedroom configuration make this a strong fit for first-time buyers, downsizers, or investors. No HOA listed.
Wildomar
A note on Wildomar: the city has lower transaction volume than the other four cities in our coverage, which means fewer comparable closed sales each month. Our analysis required at least three matched comps per active listing to qualify, and only one Wildomar listing met that threshold this round. We’d rather feature one strong, defensible pick than pad the list with weaker picks based on insufficient data. We’ll continue tracking Wildomar in future reports as transaction volume builds.
35706 David Lane, Wildomar, CA 92595
4 bed · 3 bath · 3,646 sqft · Built 2006 · 0.19 acre lot · Largest floor plan in Monticello
Listed at $745,000 ($204/sqft)
MLS OC26012923 · 98 days on market · Reduced from $750,000
Why this is a deal:
This is the largest home in our entire deal set across all five cities. Three matched comps in Wildomar closed at a median of $223 per square foot; this listing is at $204, an 8% gap. Implied value is around $812,000, suggesting roughly $67,000 in potential equity. The listing notes this is the largest floor plan in the prestigious Monticello community along the Murrieta-Wildomar border, with vaulted ceilings, a grand foyer, and an expansive layout. Ninety-eight days on market with only a small $5,000 price reduction suggests the seller has been holding the line — a buyer prepared to make a strong offer near list price, or to negotiate carefully on terms, may find real opportunity. HOA: $108/month.
How to Use This List
If a property here catches your attention, the next step isn’t to make an offer — it’s to schedule a walkthrough. Numbers tell you which homes deserve your time, but they don’t tell you about condition, neighbors, view, or anything else that affects whether a home is a real fit for you and your family. As licensed broker and certified appraiser, our role is to help you separate the homes that look good on paper from the ones that actually deliver.
If you want to see any of these homes — or you want us to run the same kind of analysis on a property you’re already watching — give us a call or send us a text. We answer.

Methodology: All listings analyzed using MLS data from CRMLS, current as of late April 2026. Active listings compared against closed sales from the past 30 days using the following match criteria: same city, beds and baths within ±1, square footage within ±15%, year built within ±10 years, lot size within ±25% (where data available). Minimum three matched comparable closed sales required for any listing to qualify. “Deal” threshold: priced at least 8% below the median price per square foot of matched comps. Excluded: short sales, live auctions, and listings on market more than 365 days. Included: standard sales, REO, trust sales, probate listings (non-auction). Equity estimates are based on price-per-square-foot comparison and do not constitute a formal appraisal — actual home values depend on condition, location-specific factors, and other variables that require a full property evaluation. Listings may have received offers or been removed from market by the time of publication.
