Common Reasons People Order a Home Appraisal
Homeowners, attorneys, CPAs, and families typically request an appraisal for:
Property tax assessment appeals (when you believe the assessed value is too high)
Estate, trust, and date-of-death value (probate, inheritance planning, IRS support when needed)
Divorce / division of assets (a neutral value opinion for settlement decisions)
Pre-listing or pre-purchase decisions (pricing confidence before you sell, or clarity before a cash purchase)
Market value updates (planning, buyouts, financial decisions)
If you’re not sure what type of appraisal you need, tell us what you’re trying to accomplish and we’ll point you in the right direction.
When We Can’t Do the Appraisal
We do not provide appraisals for mortgage lending purposes when a lender is involved. If you’re buying a home or refinancing, your lender will typically require the appraisal to be ordered through their system (AMC) and they choose the appraiser. If a lender appraisal is needed, make sure you confirm that before paying for a private appraisal you can’t use for that loan.

Pricing

Frequently Asked Questions
How long does an appraisal take
Depending on how busy we are it will take anywhere from 5-7 days to have the finished report
Do you need access to my home?
Yes and no. For the most accurate report we will do a full appraisal which entails measuring the outside, taking pictures and measuring inside and asking multiple questions. This usually takes 30-60 minutes depending on the size of the house.
Should I get an appraisal before I list my home?
In most markets this is one of the most important things you can do. One of the biggest mistakes sellers make is listing their home to high or to low. With a scheduled phone call we will go over the reasons and what usually happens in both instances.
Will we do a FREE appraisal if we list with Greenleaf?
Absolutely! We will cover your appraisal cost 100%. This is a great service we provide and gives our clients peace of mind that they are listing their house at fair market value.
