Real Estate Appraisal Services in Temecula, Murrieta & the Surrounding Valley
What Makes an Appraisal From Greenleaf Different
Here’s something most people don’t think about: the person appraising your home and the person selling your home are almost never the same person. In most transactions, the appraiser and the real estate agent don’t even talk.
At Greenleaf Real Estate & Appraisal, I’m both. I’m a certified real estate appraiser and a licensed real estate broker, and I work in this market every single day. That means when I write an appraisal report, it’s backed by the same neighborhood-level knowledge I use when helping buyers and sellers make decisions — Mello-Roos tax districts, school boundary lines, which streets back up to commercial zones, and which communities hold value better than others.
Whether you need an appraisal for a purchase, a refinance, a legal matter, or just to understand what your property is actually worth, you’re getting a report from someone who doesn’t just run comps — I know why those comps sold for what they did.
Types of Appraisals I Provide
Market Value Home Appraisal
This is the standard appraisal that most people think of. A market value appraisal determines what your home is worth right now based on recent comparable sales, the condition of the property, the location, and current market conditions. Lenders require these for purchase loans and most refinances. I provide USPAP-compliant market value appraisals across Temecula, Murrieta, Menifee, Winchester, Wildomar, Lake Elsinore, and the broader Riverside County area.
If you’ve ever looked at a Zillow estimate and thought “that can’t be right” — you’re probably correct. Online estimates don’t account for things like paid-off solar panels, a backyard ADU, a view lot premium, or the fact that your neighborhood’s Mello-Roos just expired. An appraisal does.

Pre-Listing Home Valuation
Thinking about selling? A pre-listing appraisal is one of the smartest moves you can make before your home hits the market. Instead of guessing at a price or relying solely on a CMA, you get an independent, defensible valuation that helps you price your home correctly from day one.
Overpricing costs you days on market and eventual price reductions. Underpricing leaves money on the table. I’ve seen both happen to sellers who skipped this step. A pre-listing valuation takes the guesswork out and gives you a number you can stand behind when the buyer’s appraiser shows up later.
This pairs naturally with my listing services — because I’m also a broker, I can appraise your home, help you list it, and price it with the confidence that the appraisal number will hold up during escrow.

FHA Appraisal Services
FHA loans have specific appraisal requirements that go beyond a standard market value opinion. An FHA appraiser has to evaluate not just the value but the condition and safety of the property — things like peeling paint, missing handrails, functioning appliances, and adequate water pressure. Properties that don’t meet FHA minimum standards can delay or kill a deal.
As an FHA-approved appraiser, I handle these regularly in the Temecula Valley. If you’re a buyer using an FHA loan or a seller whose buyer is FHA-financed, having an appraiser who knows exactly what the FHA checklist requires means fewer surprises during escrow.
PMI Removal Appraisal
If you’re still paying private mortgage insurance and you believe your home has gained enough value to put you at or above 20% equity, a PMI removal appraisal can save you hundreds of dollars every month.
Here’s how it works: your lender requires a current appraisal proving your loan-to-value ratio is at or below 80%. If the appraisal supports it, they drop the PMI from your monthly payment. In a market like Temecula and Murrieta where home values have appreciated significantly over the past several years, a lot of homeowners are sitting on enough equity to eliminate PMI right now and don’t even realize it.
The appraisal typically pays for itself within the first month or two of PMI savings. If you’re not sure whether you qualify, call me and I’ll tell you straight — no charge for that conversation.
Private Appraisal (Non-Lender)
Not every appraisal involves a bank. Private appraisals are for situations where you need an independent, professional opinion of value but there’s no lender involved. Common reasons include:
Planning a home renovation and wanting to know your before-and-after value. Settling a dispute between co-owners or family members. Evaluating whether to sell or hold an investment property. Challenging your property tax assessment (more on that below). Understanding your net worth for financial planning purposes.
These reports follow the same USPAP standards as any lender-ordered appraisal — the only difference is that you’re the client, not the bank. That means you get the report directly, you can ask questions, and I can walk you through the findings in plain English.
Luxury Estate Appraisals
High-value properties require a different level of analysis. When you’re dealing with custom-built homes, large acreage parcels, wine country estates, or properties with unique features like equestrian facilities, guest houses, or vineyards, cookie-cutter appraisal approaches fall short.
I handle luxury estate appraisals throughout the Temecula Valley, including the wine country corridor, De Luz, and the estate-zoned areas of east Temecula and Murrieta. These properties require deeper comparable analysis — sometimes pulling from a wider geographic area — and a level of detail in the report that accounts for features most appraisers don’t encounter regularly.
If you own a high-value property or you’re buying one, the appraiser’s experience with this segment of the market matters more than it does on a standard tract home.

Temecula Wine Country Land Appraisals
Wine country is its own animal when it comes to appraisals. Properties out here don’t fit neatly into the same boxes as tract homes in Harveston or Redhawk. You’re dealing with acreage, agricultural zoning, vineyard improvements, well and septic systems, custom structures, and land values that are driven by completely different factors than a typical residential property.
I appraise properties throughout the Temecula Valley wine country corridor, including parcels with active vineyards, vacant land with development potential, and custom estate homes. If you own wine country property or you’re looking to buy, this is an appraisal that needs to be done by someone who understands the nuances — not someone who’s going to treat a 10-acre vineyard estate like an oversized single-family home.

Why an Appraisal Beats an Online Estimate — Every Time
Zillow’s Zestimate, Redfin’s estimate, Realtor.com’s valuation — they’re all algorithms, and they’re all guessing. They can’t walk through your home. They don’t know you added a 400-square-foot ADU last year. They don’t know that the comparable sale down the street sold below market because it was a divorce liquidation. They don’t know that your neighborhood’s Mello-Roos assessment just dropped by $1,200 a year.
An appraisal is done by a human being who physically inspects the property, analyzes real comparable sales with adjustments for differences, and delivers a written report that lenders, attorneys, courts, and the IRS will actually accept.
Online estimates are conversation starters. An appraisal is the conversation ender.

Frequently Asked Questions
How much does a home appraisal cost in Temecula?
Appraisal fees depend on the property type, size, and complexity. A standard single-family home appraisal in Temecula or Murrieta typically runs between $450 and $600. Luxury homes, wine country properties, and multi-unit or acreage parcels cost more due to the additional research and analysis involved. Call me and I’ll give you an exact quote based on your specific property — no guessing.
How long does an appraisal take?
The on-site inspection typically takes 30 to 60 minutes depending on the size and complexity of the property. The full written report is usually delivered within 3 to 7 business days. If you’re on a tight escrow timeline or need a rush turnaround, let me know upfront and I’ll do what I can to accommodate
Do I need an appraisal before selling my home?
You don’t have to, but it’s one of the smartest moves a seller can make. (We refund the appraisal cost if you list with us) A pre-listing appraisal gives you an independent, defensible price before your home hits the market — so you’re not overpricing and sitting, or underpricing and leaving money on the table. It also gives you leverage when the buyer’s appraiser comes through later because you already know where the number should land.
What's the difference between a CMA and an appraisal?
A Comparative Market Analysis is an informal estimate that a real estate agent puts together using recent sales. It’s useful for getting a general sense of value, but it’s an opinion — not a certified valuation. An appraisal is a formal, USPAP-compliant report prepared by a licensed appraiser that lenders, courts, and government agencies will accept as an official determination of value. If the number actually needs to hold up somewhere, you need an appraisal.
