All you have to do is drive down Temecula Parkway to realize how much is available right at your fingertips. restaurants, grocery stores, shopping, coffee, gas stations, and fast food are all within 5 to 10 minutes of Morgan Hills.

Morgan Hills Tax Rate
One of the main concerns for Morgan Hills residents is the impact of the high tax rate on their monthly budget, which is close to 2%. The high tax rate can raise the overall cost of living in the community, making it harder for residents to make ends meet. This can be especially difficult for retirees and those on fixed incomes, who may struggle to adjust to the increased expenses.
The high tax rate in Morgan Hills can have an impact on property values in addition to its impact on the monthly budget. Properties in high-tax areas may be perceived as less desirable, making it more difficult to sell your home or attract potential buyers. Personally, I do see that Morgan Hills is almost immune to the negatives of the higher tax rate but it does 100% deter some buyers from moving to the community because they simply can’t afford or qualify to purchase there.
Morgan Hills Is Farther From The 15 Freeway
Getting to the 15 freeway from Morgan Hills will take 15 to 20 minutes during peak traffic times. This is unsuitable for a working family. We talk a lot about the quality of life in Southern California and how spending hours in your car every day definitely reduces it. Although Morgan Hill is one of my favorite communities in Temecula, adding 30 to 40 minutes to a daily commute is inconvenient for many people.
Morgan Hills HOA
One of the distinctive features of Temecula, California, is the ability to purchase a home with a plethora of amenities included in the HOA. Most Temecula HOA-managed communities have pools, spas, tennis courts, basketball courts, volleyball courts, and beautiful recreational parks. This could be a pro or a con, but for those who do not want the audit expense of an HOA, this will undoubtedly be a disadvantage. The HOA fee will be around $125 per month. One of the advantages of an HOA, in my opinion, is that it keeps the community and its homes looking uniform and having great curb appeal. HOAs are not the best option if you have an RV or want large properties where you can do whatever you want.
