When We Can’t Do An Appraisal

We are unable to provide an appraisal report for lending purposes. That means if you are purchasing a home or refinancing your home, you will have to use the appraiser provided by your lender. Most likely, the lender will insist on picking their own appraiser. Be sure to find this out ahead of time before paying for an appraisal you can’t use.

Selling Your Home??

When selling your home, an appraisal truly can be the ace up your sleeve. As you know, when selling a home, you’re talking about thousands of dollars, and for most people, it’s their most significant asset. If the list price is too low (by even $5,000), that’s less in your pocket in the end. If you list too high, the probability of your house sitting on the market for a lengthy number of days could cost you in the end.

An appraisal will give you market value for your home with supported comparables, along with a market analysis of the trend in your neighborhood. An Appraisal will also help once an offer is received on your house. When the buyer’s appraiser comes out during the escrow process, you can hand them the appraisal to show evidence of how you came up with the sale price.

Hopefully, this helps if you have any additional questions, please don’t hesitate to contact us. We will help you determine whether or not you even need an appraisal and give you a great deal of insight into the process.
