Morgan Hill Temecula

In this blog posting video I’m going to explain everything you need to know about Morgan Hill Temecula.  Morgan Hill Temecula is one of our favorite communities in the city of Temecula, and for good reason. You really get the country feel while being close to amenities like grocery stores, restaurants, wineries, and shopping. I will go into detail on what the HOA provides in Morgan Hill Temecula, the community parks and what to expect from the actual homes and homeowners. 

There are around 3500 residents in Morgan Hill Temecula in which 85% are homeowners. 

While producing the video for Morgan Hill Temecula I talked with a homeowner for a good 10 minutes. They had nothing but raving reviews of the community and we’re happy they made the decision to move to Morgan Hill Temecula 10 years ago. One of the things they raved about was how many activities the community ad for both adults and children.

 At the end of this blog post, I will have a specific home search that is updated daily, through the MLS of only the Morgan Hills Community. 

Home Cost 

I rarely get into cost communities on my blog post as they are always changing. Morgan Hill, on average is going to be a little higher in regards to the median home price in Temecula. That being said, there’s a wide range of options. Craftsman, Spanish, Monterey to Traditional, and Colonial make up the Morgan Hill Temecula home styles. Condos from 1600 sq ft all the way to SFR homes with beautiful views at 4500 square feet are available for every type of lifestyle

Morgan Hill HOA

The HOA in Morgan Hills Temecula is going to be around $100 per month.  The conversation I mentioned earlier with the homeowner of Morgan Hills centered much on the HOA and activities for the community. First, you really can’t beat the amenities you get for the $100, if you watch the video I show you some beautiful parks, a gorgeous Clubhouse, walking paths and sports facilities. The full range of Morgan Hill amenities include a private, three-acre community center, swimming pools, spa, tennis courts, finess center, game room, two ballrooms and outdoor fireplace lounge.

One of the parks I highlight in the video is Morgan Hills Park. Basketball courts, soccer fields, baseball fields are all impeccably maintained and give you an idea of why I rave about Temecula as one of the best cities to live in all of Southern California. 

Although the clubhouse was closed because of the coronavirus I was able to get some beautiful drone shots of the pool, tennis courts and stunning views of the rolling hills. It is also very common to have activities for both children and adults throughout the year. Game nights and concerts are staple activities and bring the community together.

Taxes

I talk about taxes a lot in many of my other blogs and videos. Generally speaking, if you are not familiar with California and real estate taxes, the older the home, the less real estate tax you’re going to pay. In the major 3 counties, Los Angeles, San Diego, and the Inland Empire, the base tax is going to be around 1.2%. With new home builds, you get into taxes like Mello-Roos and Special Assessment taxes which drive taxes upwards of 3%.  Morgan Hill Temecula has a tax rate of 2%. As a real estate broker, I think this is one of those communities that is actually worth paying a little more. Cleanliness, safety, and activities for your kids are all factors that need to be considered when purchasing a home. Paying a little bit extra in tax, for a great quality of life is often a pretty good trade-off.

Amenities Outside The Community

One of the things I love about Temecula is how every Community is quiet and has a sense of relaxation but within a 5-minute drive you have everything you could ever need.  grocery stores close to Morgan Hills Temecula include Ralphs, Albertsons, Stater Brothers, Sprouts and Walmart. 

Restaurants like Uncle Bob’s Sports Bar, Aztek tacos And Killarney’s Irish Pub are just a few of the many restaurants very close to Morgan Hill. 

Electronic stores and home improvement stores like Home Depot and Best Buy are also within a 5-minute drive of the community.

Wineries

You can’t mention Temecula without talking about Wine Country.  Morgan Hill is right in the thick of things, and just a short 10-minute drive too many of the best wineries Temecula has to offer. I produced specific videos and blog posts on the future of Temecula real estate and wine country is no doubt going to have a positive effect on your investment. Temecula wine country has beautiful landscapes and is relatively unknown. Once people start realizing they can vacation in Southern California and visit a gorgeous Wine Country but also have great weather and the beach close by it is only going to help home values.

“The 1 Negative”

The only negative of Morgan Hill is its location in regards to the freeway. Depending on where you work,  it will add about 15 minutes to your drive to get to the freeway. Many people in Temecula do commute so it’s important that I mention that in this blog post.
