Are you wondering if now is the right time to buy a home in Temecula, Murrieta, or Menifee? In this market update, we’ll dive into the latest data to give you a clear picture of the current real estate landscape. By the end of this post, you’ll know the average sales prices, the number of active listings, and the average number of showings per listing. Whether you’re a homeowner or a potential buyer, this information is crucial for making informed decisions.

Exploring the Market Data for May 2024

New and Active Listings Let’s start with the basics: new listings and active listings. Over the past two years, we’ve seen a significantly low inventory count. May 2024 continues this trend, with inventory levels being the lowest we’ve seen since 2008 for the spring and summer seasons. The low inventory, despite high demand, is a significant factor in maintaining market stability even with high-interest rates hovering around 7-7.5%.

Here’s a snapshot of the current active listings:

  • Temecula: 248 active listings
  • Murrieta: 297 active listings
  • Menifee: 329 active listings

Days on the Market For potential buyers, understanding the average days on the market is critical. If a home is listed on a Thursday, you need to see it that weekend. Currently, the average days on the market are:

  • Temecula: 9 days
  • Murrieta: 12 days
  • Menifee: 16 days

Often, homes are marketed on Wednesday and don’t accept offers until Monday or Tuesday, but they already have multiple offers by then. The point is, if you see a home you like, act quickly—especially if it has desirable features like a pool, paid-off solar, a nice yard, or significant upgrades.

Percentage of Original List Price On average, homes in Temecula, Murrieta, and Menifee are selling for 100% of their original list price. While some sellers might be ambitious with their pricing, many are pricing their homes correctly and receiving offers at or above the list price.

Showings Per Listing Each home is averaging five to six showings, with about 70% of homes receiving multiple offers. Essentially, half of the people who view a home in these cities end up making an offer, highlighting the competitive nature of the market.

Median Sales Prices Here are the current median sales prices:

  • Temecula: $754,000
  • Murrieta: $675,000
  • Menifee: $595,000

If you prioritize good schools and a safe community, Murrieta offers great value. In the $625,000 to $700,000 price range, you can find a 2,000 square foot home in Murrieta—a price point that wouldn’t get you far in Temecula.

Temecula, Murrieta, and Menifee are experiencing high demand with limited inventory, leading to competitive market conditions. Whether you’re buying or selling, understanding these dynamics can help you make better decisions. If you’re considering moving to South Riverside County, don’t overlook Murrieta and Menifee. Each city has its unique advantages, from excellent schools to beautiful communities.
