Recent Blog

We continue our community series with De Luz Temecula. Temecula’s many rural communities are one of its distinguishing features. De Luz Temecula is at the top of that list. Rolling hills, vast views of avocado and orange groves, and a peaceful vibe all contribute to De Luz Temecula being one of the top country living areas in all of Southern California. In this blog post, I’m going to go over specifics about the community that are very important when thinking of buying or renting a home in De Luz Temecula. At the end of this blog post, I will have a specific home search that is local to the De Luz community. This home search is updated daily and will give you the most accurate information—straight from the local MLS.

Overview

Temecula’s De Luz neighborhood is located just west of the 15 freeway. It has about 20,000 acres and is mostly used for farming. There are avocado and citrus trees on the land. One thing that makes De Luz and Temecula unique is that it is one of the few communities in Southern California that is unincorporated. In 1979, it started the Community Services District. This gave De Luz the ability to build and maintain its own roads and get more police protection, which it now gets from the Riverside County Sheriff.

The district is also responsible for traffic control. If signs are needed or roads need to be added or improved, this is the responsibility of the community.

How is it paid for?

Deluz Temecula has six zones and five homeowner associations. Residents actually pay per acre, so depending on how big your property is, it will determine how much per year you are paying for upkeep on roads, police, etc. Parcels in the De Luz Temecula area start at 5 acres and cost anywhere from $96 to $118 per acre. If you live on 5 acres, expect to pay around $500 a year. The HOA is modest, and if you would like specific details, Ralston is the property management company you can contact. Their phone number is 951-296-9030.

The price, lot size, and square footage of homes will vary greatly throughout the community. If this area is of any interest to you, take a look below at what’s available right now. If you’re looking for any history of home prices in the De Luz or Temecula area, please reach out, and I can send you any information you need.

Amenities

One of the great things about Temecula is how close amenities are too many of these communities. De Luz is probably the only unique neighborhood in Temecula where you are going to have to drive a few minutes to get to things like grocery stores or restaurants. The one benefit to this is that you don’t have all of that traffic. the de Luz area, whether it was to show homes or play golf, it was always a relaxing drive or day.

Golf

You will have golf in your backyard in the De Luz community, which is Cross Creek. Cross Creek is one of my favorite golf courses in the area, not only for golf but for the landscape and pure serenity of the area. The course is tucked away behind the mountains with gorgeous views, well-manicured greens, and fairways that are challenging for any golfer.

Weather

The weather in the De Luz community is going to be similar to Temecula or the Inland Empire. You’re going to spend 90% of your days in sunshine and beautiful weather. You’re going to get some rain in December, January, and February, while your hot months will be June, July, August, and September. Personally, the hot weather really doesn’t bother me until around September. Sure, I enjoy the barbecue and pool weather. Many of the De Luz Temecula homes will have pools, which you can enjoy during these months.

My Opinion on De Luz

I have written blog posts and produced videos extensively on some of the country-style communities in Temecula, which include Los Ranchitos and Meadowview. These two communities have more of a horse property feel, while De Luz Temecula has an agricultural feel. De Luz Temecula, in my opinion (I am not a horse person), is the best of the three communities.I absolutely love the landscape, views, vast orange and avocado trees, and the beautiful golf course in my backyard. I would have no problem spending a few weeks alone in De Luz because of something like the coronavirus. I could easily be a hermit in this area of Temecula for a while.

If you are looking for a website with more specific information, I strongly suggest you check out the De Luz Temecula Community website here. It has tons of information specific to De Luz Temecula, way more than I want to get into in this blog post. I have called a few times with questions, and they are very helpful.

Thank you for reading the blog post. If you have any further questions, please contact us at Greenleaf Real Estate. My name is Joel Daniel; I am a broker and owner here at Greenleaf real estate, and my wife is a licensed and certified appraiser with over 20 years of experience. If you are planning to purchase a home in the De Luz Temecula community, having an appraiser verify values is going to be very important. Deluz is a great example of an area where a buyer could end up paying way too much for a property if they don’t know the area. Having a local appraiser on your side during the sale or purchase process can literally save you thousands of dollars.
