South Temecula’s Low-Tax Neighborhood!

Colina Vista is a beautiful community. located in the desirable South Temecula neighborhood. This community has about 450 mid-sized homes that are competitively priced for this part of the city. There is no HOA fee for this community, and yet it has very well-kept sidewalks and roads. These homes were all built between 1982 and 1999 and have a range of exterior and interior designs. This area also has a fairly low tax rate of about 1.3%, which makes it a great choice for anyone looking for a more affordable place to live in South Temecula. Below is a chart outlining some of the statistics on the homes in this community.

Why choose Colina Vista?

What makes this community so sought-after is its close proximity to the freeways and the Pechanga Casino. This gives you easy access to all that Temecula has to offer and makes it an excellent location for commuters. Pechanga is also a great place to have nearby, they host concerts, and events, have great restaurants, and have a full casino for those who enjoy a little gambling from time to time. The homes within this community also seem to have less of a ‘track home’ appearance, many have been updated through the years, so it’s much easier to find a unique home.

Restaurants

Being so close to the 15 freeway makes it possible to get to all of Temecula’s restaurants in 20 minutes. However, there are tons of restaurants right around the corner from this community. Within Pechanga, they have over 15 bars and restaurants, The Great Oak Steakhouse is an awesome upscale dining option. Another of my favorites is Journey’s End, which is slightly more affordable and has beautiful views of the Pechanga Golf Course and surrounding Temecula Valley. Outside of Pechanga, about 5 minutes north of Colina Vista, is Cork Fire Kitchen, which is highly rated, and for good reason! It has breathtaking views of the golf course, delicious food at a reasonable price, and wonderful staff. Living in this community, you will have access to tons of wonderful restaurants throughout Temecula. Check out this blog for some great restaurant recommendations and date night ideas.

Groceries

This community is about 8–10 minutes away from the nearest grocery store. There are tons of stores around the Redhawk Town Center, including Sprouts, Stater Brothers, Albertsons, Walmart, and Ralphs. If you are looking for something a little more exotic, there is also a store in that area called Island Pacific Supermarket, which has so many awesome international foods that you can’t find in other places.

Shopping

There are many great shopping options nearby, Promenade Temecula is less than 15 minutes away. It is the best-rated shopping center in the city on Yelp. It has a wide range of stores and a beautiful outdoor setting for shopping. Temecula Town Center,  Palomar Village, and Old Town Temecula are all also located within a 5-mile radius of Colina Vista. There are a lot of big-name stores in these malls and shopping centers, so you can get everything you need without having to drive too far or wait in traffic. Personally, I highly recommend checking out Old Town Temecula, it has such a charm about it, and you could spend hours exploring the restaurants and shops.

Parks and Outdoor Recreation

One of the many good things about living in Colina Vista is that outdoor activities are close by. Within the community, there is a park called Loma Linda Park, which has 3 separate segments, allowing residents to spread out and normally have the whole area to themselves. Each sub-section of this park has a small playground for kids and a few picnic tables. Also within a 5-minute drive is Kent Hintergardt Park, which has a large playground, basketball courts, picnic and BBQ facilities, and a large field for sports. There are also tons of walking and hiking trails scattered around this area, if you’d like to see a complete list of the trails, visit the All Trails website.

Schools

The schools located in the district of Colina Vista have very high ratings. Temecula Valley Unified School District has a rating of 9/10 and is known for having above-average ratings for public schools as a whole. Below, I have listed the schools in this district along with their overall score.

These ratings come from many different places, and they should give you a good idea of how the schools compare to the average for the state. However, it seems to be the general consensus that most schools in Temecula average on the higher side.
