Why We Like Meadowview

We say this about many areas in Temecula, but the Meadowview neighborhood has a relaxing, country-style feel and is only minutes from important amenities and everyday activities. One of the most amazing things about Temecula is the fact that there are a plethora of quiet, quaint communities only minutes from freeways, shopping, groceries, and fun. Meadowview Community is no exception, which is why it’s one of the best neighborhoods in Temecula.

Overview of the Community

Meadowview Community is 1,175 acres with vast views and rolling hills. Meadowview Community has about 900 residents, which is small enough not to detract from the rural, unique, equestrian community. The tax rate in the Meadowview community is very low, and the HOA is $239 quarterly, which includes a clubhouse, two heated swimming pools, a spa, tennis courts, basketball courts, an equestrian center, a park with a picnic area, and a tot lot. Meadowview also has 23 miles of walking, biking, and even horse trails.

The homes in Meadowview

Because Meadowview is primarily made up of custom-built homes, most homes have beautiful landscapes, large gardens, and horse facilities on the premises. The larger lots allow for a private, quiet type of lifestyle. Most everyone in the community has pride in ownership, which shows through curb appeal, yard maintenance, and the homeowners’ overall attention to detail in caring for their house.

Things to do

Meadowview is one of the best neighborhoods in Temecula, but we feel Temecula as a whole is one of the best cities in all of Southern California. Activities in the Temecula area are endless. Golfing, Pechanga Casino, Old Town, restaurants, boutique shopping, parks, lakes, and boat rides are just the tip of the iceberg in regard to what Temecula has to offer for fun and excitement. You are very close to both Old Town and the Pechanga Casino in Meadowview. Old Town is a great place to walk, shop in boutique-style stores, and stop at one of the many great restaurants for either a drink or something to eat. Old Town is also fun on the weekends, especially after hours. There are so many fun places that have live music or DJs with dancing.

Schools

Schools in Temecula always rank way above state averages in regard to scores and overall environment. In the Meadowview neighborhood, Rancho Elementary, James Day Middle School, and Chaparral High School are the schools. All these schools are nearby in the community. You don’t have to worry about driving 15 minutes just to drop your kids off.

Restaurants and Groceries

There are no shortages of grocery stores or restaurants close to the Meadowview Community. Roots, which is similar to Sprouts, WinCo, which is our favorite, Sprouts, Trader Joe’s (great for wine, Food 4 Less, Vons, and Albertsons are all within a 10-minute drive of the Meadowview Community. One of the huge advantages of living in Meadowview is Costco. Everybody knows that Costco has great deals on bulk items, but Temecula Costco also has gas. We routinely fill up at Costco and save, on average, $0.50 a gallon. This really adds up over a year, especially if you drive a lot.

You are very close to the mall, which has a ton of restaurants, including Yard House, The Lazy Dog, P.F. Chang’s, Wahoo’s Fish Tacos, Red Robin, and BJ’s, just to name a few. Most of these restaurants have great happy hours if you’re able to make it between 3 and 6 p.m. If you enjoy football, there is the Tilted Kilt, which is a great place to go watch the games on Sunday.

No, there are not many cons to living in this beautiful community, but prospective buyers have to know that most of the properties are on septic or propane. It’s not the end of the world, but you should be aware, especially when purchasing a home in the Meadow View Community, that you should be getting certifications, especially on the septic system. Make sure it is in good working order before you close on your home.
