This Week’s 20 Best Home Deals in Southwest Riverside County
A comp-backed, city-by-city breakdown of the properties with the most upside in Temecula, Murrieta, Winchester, Menifee, and Wildomar.
Every week I pull the full MLS data for Southwest Riverside County — every active listing, every closed sale from the last six months — and run it through a comp-based analysis to find the homes that are sitting below market value. Not just the cheapest price per square foot, but the ones where the whole picture adds up: price drops, days on market, seller motivation, solar, pools, carrying costs, and how the listing price actually stacks up against what similar homes have recently sold for.
This week I analyzed 468 active listings against 1,266 closed sales across five cities. Out of all of those, these are the 20 properties I’d be showing my buyers right now. Four per city, each one chosen for a different reason — some are straight value plays, some are negotiation opportunities, and a couple are sweat-equity gems where you can force appreciation on day one.
Let me walk you through them.
Temecula
Temecula
Market Snapshot
Temecula still commands the highest price per square foot of the five cities — wine country cachet and top-rated schools keep demand strong. But a few listings this week are sitting well below where comps say they should be.
Why I Like It
- ✓ Golf course and city views — Redhawk is premium Temecula
- ✓ $44K price reduction and 177 days on market
- ✓ Granite kitchen, upgraded cabinets with pull-out shelves
- ✓ No Mello-Roos, no HOA — clean monthly payment
- ✓ Main-floor bedroom and full bath
Watch For
- ⚠ Year 2000 build — verify major systems
- ⚠ Only 2-car garage in a 4-bedroom home
- ⚠ Some rooms may need cosmetic updating
Value Analysis
Comps in Redhawk at $299/sf put this home’s value near $799K. At $725K after a $44K price cut, that’s roughly $74K in day-one equity. The 177 days on market means this seller is ready to make a deal — I’d expect another $10-15K in negotiation room. Golf course views in this community are a feature that holds value long-term.
Why I Like It
- ✓ Massive 10,019 sf lot — pool-ready with privacy fence
- ✓ $59K price drop signals motivated seller
- ✓ Heart of Temecula location
- ✓ Zero HOA, zero assessments, zero Mello-Roos
- ✓ Potential for ADU or pool on oversized lot
Watch For
- ⚠ 1986 build — older systems need inspection
- ⚠ Smaller living area at 1,668 sf
- ⚠ Will need modernization inside
Value Analysis
The real asset here is the 10,000+ sf lot in central Temecula with no HOA restrictions. Comps support ~$696K in as-is value. At $640K after a $59K cut, you’re buying the land position at a discount. A pool addition ($40-60K) would push this home’s value well into the $750K+ range. ADU potential on a lot this size could be a game-changer for an investor buyer.
Why I Like It
- ✓ $95K+ upside to comp-supported value
- ✓ Cul-de-sac — only home for sale in Starlight Ridge
- ✓ 9,147 sf lot with room for improvements
- ✓ Cosmetic work only — drywall and upgrades
Watch For
- ⚠ Needs drywall repair throughout
- ⚠ 1985 build — full inspection critical
- ⚠ Price reflects as-is condition
Value Analysis
This is a textbook value-add play. Comps at $350/sf support a $720K+ after-repair value. At $625K, a buyer who invests $30-40K in cosmetic rehab could walk into $50K+ in forced equity. It’s the only listing in Starlight Ridge right now, which means zero competition from neighbors. If you’ve got a buyer who isn’t afraid of some elbow grease, this is the one.
Why I Like It
- ✓ Temeku Hills — one of Temecula’s best communities
- ✓ 2,584 sf with island kitchen open to family room
- ✓ Low $120/mo HOA with community amenities
- ✓ $50K under comp value from day one
Watch For
- ⚠ Smaller lot at 4,792 sf
- ⚠ Just listed — may not negotiate yet
- ⚠ 1998 build — check roof and HVAC age
Value Analysis
Temeku Hills consistently trades at a premium. At $281/sf vs the $300/sf comp average, there’s ~$50K in built-in equity. Brand new on the market and priced well from the start. A clean offer with quick close terms could lock this in before other buyers catch on.
If you’re looking at Temecula, the theme this week is patience pays off. Three of these four picks have been sitting for a while, which means sellers are getting flexible. The Remora fixer is particularly interesting if you have a buyer who’s handy — that kind of built-in equity is hard to find in Temecula.
Murrieta
Murrieta
Market Snapshot
Murrieta has the most inventory of the five cities this week with 117 active listings. More inventory means more competition among sellers — and more opportunities for buyers.
Why I Like It
- ✓ $185/sf — dramatically below the $308 Murrieta average
- ✓ Owned solar saves $200+/mo on electricity
- ✓ 3,777 sf of 2016 construction — modern systems
- ✓ Mahogany Hills, corner lot, 3-car garage
- ✓ Only $35/mo HOA
Watch For
- ⚠ Auction — may attract competitive bidding
- ⚠ 102 CDOM — verify listing history
- ⚠ Confirm auction terms and deposit requirements
Value Analysis
This one jumps off the page. At $185/sf in a city where the average is $308/sf, the numbers are almost hard to believe. Similar-size comps support $212/sf, putting value at $800K+. Add owned solar ($12K) and you’re looking at $112K in potential equity. The auction format is why the price is where it is — could go up from $700K, but the 102 CDOM tells me there’s limited competition. Worth showing up for.
Why I Like It
- ✓ Biggest value gap in the entire dataset
- ✓ Pool and spa already installed
- ✓ Gated community with RV parking
- ✓ $35K price drop in just 7 days — urgent seller
- ✓ Three levels with views from top floor
Watch For
- ⚠ Solar may be leased — verify transfer terms
- ⚠ $165/mo HOA
- ⚠ Three-story layout not for everyone
Value Analysis
I flagged this one immediately. At $565K with a pool and spa, where comps average $276/sf, the math shows a massive gap. Even conservatively, the adjusted value is north of $750K. A $35K price drop after just one week tells me the seller needs to close. The three-story layout limits the buyer pool, which is exactly why it’s priced where it is — and exactly why it’s a deal for the right buyer.
Why I Like It
- ✓ Single-story — always in high demand
- ✓ Owned solar eliminates electric bills
- ✓ Spencer’s Crossing — top-tier community
- ✓ 2014 construction, open concept layout
Watch For
- ⚠ Special assessments — get actual dollar amount
- ⚠ 66 DOM — find out why it’s sitting
- ⚠ $112/mo HOA
Value Analysis
Single-story, owned solar, Spencer’s Crossing — that checks a lot of boxes. Comps at $286/sf put the value at $711K before the solar adjustment. Spencer’s Crossing has resort-style pools, parks, and trails which justify the $112/mo HOA. The 66 DOM gives you some leverage without being a red flag.
Why I Like It
- ✓ No HOA and very low taxes — best monthly carry
- ✓ 3-car garage
- ✓ Nearly 7,000 sf lot — room to add pool
- ✓ Near great schools and easy freeway access
Watch For
- ⚠ 1988 build — verify roof and systems
- ⚠ 75 DOM — inspect carefully
- ⚠ May need interior updating
Value Analysis
For buyers who want the lowest possible monthly payment, this is the pick. Zero HOA and low taxes on a $629K home means significantly lower carrying costs. Comps support $685K, and the nearly 7,000 sf lot is a canvas — add a pool for $50-60K and this home’s value jumps into the $740K+ range.
Murrieta has the most inventory right now, and that’s working in buyers’ favor. The Chambray and Redding listings are standouts — you rarely see value gaps that large in this market.
Winchester
Winchester
Market Snapshot
Winchester continues to offer the best value for newer construction. Lots of 2018-2023 builds at price points that don’t exist in Temecula or most of Murrieta.
Why I Like It
- ✓ $110K price drop — largest in Winchester this week
- ✓ Built 2022, single-story with flex room
- ✓ Owned solar panels
- ✓ Mountain views, oversized 9,300 sf lot
- ✓ $95/mo HOA
Watch For
- ⚠ Only 3bd/2ba
- ⚠ Special assessments — verify amount
- ⚠ 59 DOM at reduced price
Value Analysis
Highest-scoring property across all five cities. A $110K price cut on a 2022 build with owned solar and mountain views — that kind of motivation doesn’t come along often. At $610K, a buyer walks into a nearly new home with instant equity, low utilities, and a lot big enough for a future pool.
Why I Like It
- ✓ 3,912 sf at $179/sf — lowest $/sf in Winchester
- ✓ $80K price drop and 210 DOM = max negotiation power
- ✓ 5bd/4ba on corner lot with 3-car garage
- ✓ No HOA — zero monthly fees
Watch For
- ⚠ 210 DOM — inspect thoroughly for hidden issues
- ⚠ 2006 build — check systems age
- ⚠ Large home = higher utility costs
Value Analysis
At $179/sf where comps average $298/sf, the price-to-size ratio is exceptional. The 210 DOM is both the concern and the opportunity: it means this seller will likely take an offer significantly below asking. If it inspects clean, this is potentially $100K+ in equity.
Value Analysis
The most affordable entry point in Winchester. $540K with zero HOA, zero assessments, zero Mello-Roos makes for the cleanest monthly payment. Comps strongly support $622K+ — that’s $82K in instant equity on a 2019 home that should need virtually zero work. Great for first-time buyers or investors.
Value Analysis
A 2021 Lennar model home with owned solar and mountain views at $625K. Model homes typically carry $30-50K in builder upgrades — premium flooring, upgraded countertops, designer fixtures. The comp-supported value of $667K is likely conservative when you factor in the model-home premium. $43/mo HOA is barely noticeable.
Winchester is where I keep finding the best new-construction value. Homes built 2019-2022 at price points that would get you a 1990s fixer in Temecula. The Expedition listing with its $110K price drop is the deal of the week across all cities.
Menifee
Menifee
Market Snapshot
Menifee has the most active listings (168) and the most comps. Deals pop up every week — and this week has some particularly good ones in gated communities.
Value Analysis
A 2021 home with $110K in price reductions is practically begging for an offer. The 380 DOM gives enormous leverage — potentially another $20-30K off asking. Comps support $653K. At $580K or below with negotiation, this could be a $70K+ equity play. The key question is why it hasn’t sold — likely overpricing history, not a property defect.
Value Analysis
Tierra Shores is one of Menifee’s premium communities — gated with lake access. Owned solar brings effective value to $616K vs $555K asking. The $198/mo HOA is higher, but it buys you a gated community with lake privileges. 180 CDOM means this seller needs to deal. Strong lifestyle play.
Value Analysis
Short sales require patience, but the math is compelling. At $213/sf versus $251/sf comps, you’re looking at $97K in equity on a 5-bedroom home in a gated resort-style community. The $258/mo HOA buys you pools, fitness areas, and walking trails. If your buyer can handle the 2-4 month lender approval timeline, this is one of the best pure-value plays in the dataset.
Value Analysis
If I had to pick one Menifee property for a buyer who values low monthly costs, this is it. Paid solar, $56/mo HOA, no special assessments, no Mello-Roos. On a 2020 single-story with a 3-car garage and 7,841 sf lot. It just hit the market so there’s less negotiation leverage, but the long-term value is strong and the carrying costs are the lowest on the list.
Menifee’s story this week is about gated communities at approachable prices. Both Tierra Shores and The Lakes offer lifestyle premiums you’d pay a lot more for in Temecula. And that Peters listing with 380 DOM? Don’t let the days on market scare you — it’s a nearly new home that was overpriced for a year. Now it’s at the right number. Go get it.
Wildomar
Wildomar
Market Snapshot
Wildomar is the smallest market — less inventory but also less competition. The picks here tend to be bigger homes on bigger lots with fewer restrictions.
Value Analysis
Pool + paid-off solar + no HOA is the rarest trifecta on this list. Adjusted comps support $811K. At $720K with 124 DOM, there’s room to negotiate into the $690-700K range. The bonus room converts to a 4th bedroom. All appliances and security cameras included. Zero monthly fees beyond mortgage and taxes.
Value Analysis
Single-story with pool, updated kitchen, no HOA, corner lot. The 2022 kitchen and paint updates mean a buyer doesn’t spend anything after closing. The 85 DOM means you can probably get this for $640-650K. That’s when the deal really opens up.
Value Analysis
The 4-car epoxy-finished garage is a standout — 850 sf, essentially a bonus space for a workshop, gym, or actual 4-vehicle parking. Comps support $724K. The $45K price drop and 89 DOM signal seller flexibility. For a car enthusiast or hobby mechanic, this listing has no competition in the area.
Value Analysis
The owned solar offsets some of the Mello-Roos burden. Mountain views from a private cul-de-sac with neighbors on only one side add real lifestyle value. Comps support $722K. The key caveat: verify the Mello-Roos amount. If it’s under $2,800/yr, this is a solid deal. Over $3,000/yr, the carrying cost advantage shrinks. Call the listing agent and get the tax bill before showing.
Wildomar’s advantage is space and freedom. No HOA on three of these four picks, bigger lots, and more house for the money. The school district (Lake Elsinore Unified) is the consistent trade-off — if schools aren’t a factor for your buyer, Wildomar is where the dollar stretches furthest.
Bottom Line
What This Week Tells Us
The pattern I’m seeing across all five cities is clear: sellers who listed too high 3-6 months ago are now making significant adjustments. Six of the 20 picks this week have price drops of $45K or more. That’s not a trim — that’s sellers waking up to the current market.
For buyers, the takeaway is simple: don’t just sort by price per square foot. Some of the best deals this week aren’t the lowest $/sf — but they have the most upside when you look at what similar homes have actually sold for. That gap between asking price and comp-supported value is where equity is created.
I’ll be updating this every week with fresh data. If you see something here that catches your eye, reach out — I’m happy to pull the full comp analysis and walk you through the numbers.
