This Week’s 20 Best Home Deals in Southwest Inland Empire (March 16, 2026)
A comp-backed, city-by-city breakdown of the properties with the most upside in Temecula, Murrieta, Winchester, Menifee, and Wildomar.
Every week I pull the full MLS data for Southwest Inland Empire — every active listing, every closed sale from the last 120 days — and run it through a comp-based analysis to find the homes that are sitting below market value. Not just the cheapest price per square foot, but the ones where the whole picture adds up: price drops, days on market, seller motivation, solar, pools, carrying costs, and how the listing price actually stacks up against what similar homes have recently sold for.
This week I analyzed 455 active listings against 996 closed sales across five cities. Out of all of those, these are the 20 properties I’d be showing my buyers right now. Four per city, each one chosen for a different reason — some are straight value plays, some are negotiation opportunities, and a couple are oversized-lot gems where the land position alone makes them worth a closer look.
Methodology: Values estimated using avg $/sf from closed sales (same city, matching bed count, within 400sf of listing size). 996 closed sales analyzed from the last 120 days. Pool adjustment: $50K-$70K by city. Owned solar: +$12K. Base tax: 1.1% (Riverside County). Estimated monthly payments assume 5% down, 6.5% rate, 30-year fixed, plus taxes, insurance, and HOA.
Temecula
Temecula still commands the highest price per square foot of the five cities — top-rated schools through Temecula Valley Unified (rated A by Niche, top 20% in California) and wine country cachet keep demand strong. But a few listings this week are sitting well below where comps say they should be.
School District: Temecula Valley Unified School District — A-rated, 94% graduation rate, Great Oak High rated A+, Chaparral High rated A. Top 20% of all California school districts.
Pick #1: Remora Street, Temecula 92592
MLS# PTP2601728
4BR / 3BA | 2,059 sf | Built 1985 | Lot: 9,147 sf
List Price: $625,000 | Original Price: $625,000 Ask $/sf: $304 | Comp Avg $/sf: $360 (36 comps) Estimated Value: $742,179 | Potential Day-One Equity: ~$117,000 (18.7%)
DOM: 10 | Price Reduction: $0 | Pool: No | Solar: None Oversized Lot: Yes — 9,147 sf vs. 6,758 sf comp average (35% larger)
Est. Monthly Payment: ~$4,708 (PITI + $154/mo HOA) Fire Zone: Standard residential area — not in a high or very high FHSZ. Standard homeowners insurance should be available. Schools: Temecula Valley Unified — Great Oak High (A+), Margarita Middle, Temecula Luiseno Elementary Freeway Access: ~5 minutes to I-15 via Temecula Parkway
Why this pick: The numbers jump off the page. At $304/sf in a market where 4BR comps are closing at $360/sf, there’s a significant gap between price and value. The oversized 9,147sf lot is 35% larger than the comp average and sits in central Temecula with no HOA restrictions worth worrying about. This is a 1985 build, so expect some cosmetic updating — but that’s exactly where forced appreciation lives. If you put $30K-$50K into a kitchen/bath refresh, you could push this home’s value well into the $780K+ range. Fresh listing at 10 days, so move fast on this one.
Pick #2: Ashtree Street, Temecula 92591
MLS# SW26017866
4BR / 3BA | 2,112 sf | Built 2023 | Lot: 3,297 sf
List Price: $680,000 | Original Price: $680,000 Ask $/sf: $322 | Comp Avg $/sf: $360 (36 comps) Estimated Value: $761,284 | Potential Day-One Equity: ~$81,000 (12.0%)
DOM: 50 | Price Reduction: $0 | Pool: No | Solar: None
Est. Monthly Payment: ~$5,091 (PITI + $150/mo HOA) Fire Zone: Located in Heirloom Farms / Vail Ranch area — standard residential zone, not designated high fire hazard. Standard insurance available. Schools: Temecula Valley Unified — Temecula Valley High (A), Margarita Middle, Vail Elementary Freeway Access: ~3 minutes to I-15 via Temecula Parkway
Why this pick: A 2023 build sitting at 50 days in a market that averages around 45. That tells me the price is just slightly ahead of where it needs to be, and the seller hasn’t adjusted yet. At $322/sf in a market averaging $360/sf for 4BR homes, the value gap is there. Essentially new construction with modern finishes, no deferred maintenance, and newer-home energy efficiency. The 50 DOM gives you leverage to come in at $650K-$660K and see where the seller lands. That could turn a 12% equity position into a 15%+ play.
Pick #3: Mendocino Court, Temecula 92592
MLS# PW26007493
3BR / 3BA | 1,803 sf | Built 2006 | Lot: 3,049 sf
List Price: $625,000 | Original Price: $635,000 | Price Reduction: $10,000 Ask $/sf: $347 | Comp Avg $/sf: $378 (71 comps) Estimated Value: $681,544 | Potential Day-One Equity: ~$57,000 (9.0%)
DOM: 60 | Pool: No | Solar: None
Est. Monthly Payment: ~$4,674 (PITI + $120/mo HOA) Fire Zone: Standard residential zone. No high fire hazard designation. Schools: Temecula Valley Unified — Great Oak High (A+), Margarita Middle Freeway Access: ~5 minutes to I-15
Why this pick: Sixty days on market with a price cut already taken. The seller started at $635K, dropped to $625K, and at 60 DOM they’re likely getting anxious. Comps support $378/sf in this bed count and size range — that puts estimated value around $681K. There’s room to negotiate another $10K-$15K off the current price, which would push your equity position into solid double digits. Clean 2006 build in a desirable Temecula location near Great Oak High School (A+ rated). The 71 comps give high confidence in the valuation.
Pick #4: Huron Street, Temecula 92592
MLS# OC26051096
3BR / 3BA | 2,250 sf | Built 1987 | Lot: 7,405 sf
List Price: $674,950 | Original Price: $674,950 Ask $/sf: $300 | Comp Avg $/sf: $337 (20 comps) Estimated Value: $759,265 | Potential Day-One Equity: ~$84,000 (12.5%)
DOM: 7 | Pool: No | Solar: None Oversized Lot: Yes — 7,405 sf vs. 5,933 sf comp average
Est. Monthly Payment: ~$4,906 (PITI + $0/mo HOA) Fire Zone: Standard residential zone in central Temecula. Schools: Temecula Valley Unified Freeway Access: ~5 minutes to I-15
Why this pick: No HOA, oversized lot, and $300/sf in a market where comps are averaging $337/sf. This is a 1987 build so there’s likely updating to be done, but that’s where the opportunity is. The lot is 25% larger than the comp average, which adds value that the list price isn’t reflecting. At $674,950 with comps supporting $759K, you’re looking at meaningful day-one equity even at full ask. Brand new listing at 7 days — if the price holds for another couple weeks, this will be a must-see.
Murrieta
Murrieta has the most inventory of the five cities this week with 125 active SFR listings under 60 days. More inventory means more competition among sellers — and more opportunities for buyers. The 4BR comp average sits at $283/sf with strong support from 55+ recent sales.
School District: Murrieta Valley Unified — A-rated, Vista Murrieta High (A+), Murrieta Mesa High (A). One of the top districts in Riverside County.
Pick #1: Douglass Union, Murrieta 92563
MLS# CV26015163
3BR / 3BA | 2,601 sf | Built 2002 | Lot: 3,485 sf
List Price: $588,777 | Original Price: $622,777 | Price Reduction: $34,000 Ask $/sf: $226 | Comp Avg $/sf: $274 (9 comps) Estimated Value: $712,946 | Potential Day-One Equity: ~$124,000 (21.1%)
DOM: 53 | Pool: No | Solar: None
Est. Monthly Payment: ~$4,464 (PITI + $165/mo HOA) Fire Zone: Standard residential zone in central Murrieta. Not in a high FHSZ. Schools: Murrieta Valley Unified — Vista Murrieta High (A+) Freeway Access: ~5 minutes to I-15 or I-215
Why this pick: This one jumps off the page. At $226/sf in a city where similar-size 3BR comps are averaging $274/sf, the numbers are dramatic. A $34K price cut and 53 days on market signal a motivated seller. The estimated value based on comps is over $712K — that’s potentially $124K in day-one equity. With 2,601 sf of living space, a 2002 build, and an estimated payment under $4,500/mo, this is the kind of deal where you need to find out why it’s priced this way. Could be cosmetic condition, could be a seller who just needs to move. Either way, worth a showing.
Pick #2: Festival Road, Murrieta 92562
MLS# SW26010800
4BR / 3BA | 2,496 sf | Built 1989 | Lot: 11,326 sf
List Price: $665,000 | Original Price: $875,000 | Price Reduction: $210,000 Ask $/sf: $266 | Comp Avg $/sf: $283 (55 comps) Estimated Value: $706,752 | Potential Day-One Equity: ~$42,000 (6.3%)
DOM: 60 | Pool: No | Solar: None Oversized Lot: Yes — 11,326 sf vs. 7,357 sf comp average (54% larger)
Est. Monthly Payment: ~$4,836 (PITI + $0/mo HOA) Fire Zone: Residential area — verify specific designation based on proximity to hillside. Most of 92562 is standard. Schools: Murrieta Valley Unified — Murrieta Mesa High (A) Freeway Access: ~7 minutes to I-15
Why this pick: A $210,000 price reduction. Read that again. Originally listed at $875K, now at $665K after 60 days. This seller is motivated. The oversized lot at 11,326sf — 54% larger than the comp average — with no HOA is the real story. Comps support around $707K in value, so there’s equity at the current price, but the negotiation opportunity is what makes this a top pick. At 60 DOM with that kind of reduction history, I’d expect another $15K-$25K of room. A 1989 build means some updating will be needed, but the lot position and no-HOA flexibility make this a strong play for someone who wants space and doesn’t mind putting in some work.
Pick #3: Chambray, Murrieta 92563
MLS# DW26005178
4BR / 3BA | 2,601 sf | Built 2002 | Lot: 4,356 sf
List Price: $564,998 | Original Price: $599,998 | Price Reduction: $35,000 Ask $/sf: $217 | Comp Avg $/sf: $273 (53 comps) Estimated Value: $782,072 | Potential Day-One Equity: ~$217,000 (38.4%)
DOM: 14 | Pool: Yes | Solar: Owned
Est. Monthly Payment: ~$4,296 (PITI + $165/mo HOA) Fire Zone: Standard residential area in central Murrieta. No high fire designation. Schools: Murrieta Valley Unified — Vista Murrieta High (A+) Freeway Access: ~5 minutes to I-15
Why this pick: The equity gap on this one is massive — $217K based on comps. At $217/sf in a city averaging $273/sf for this size/bed count, plus a pool (adding ~$60K in value) and owned solar (+$12K), the math strongly favors the buyer. A $35K price cut at only 14 DOM suggests the seller priced high and corrected quickly. There may be condition or disclosure issues driving the price this low — verify everything during inspection — but if the home checks out, this could be one of the strongest buys in all five cities this week. Pool, owned solar, 2,601sf, and an estimated payment under $4,300/mo.
Pick #4: Borega, Murrieta 92563
MLS# IG26016720
4BR / 3BA | 3,258 sf | Built 2004 | Lot: 6,534 sf
List Price: $679,800 | Original Price: $699,800 | Price Reduction: $20,000 Ask $/sf: $209 | Comp Avg $/sf: $225 (10 comps) Estimated Value: $733,736 | Potential Day-One Equity: ~$54,000 (7.9%)
DOM: 52 | Pool: No | Solar: None
Est. Monthly Payment: ~$4,985 (PITI + $45/mo HOA) Fire Zone: Standard residential zone. Schools: Murrieta Valley Unified Freeway Access: ~5 minutes to I-15 or I-215
Why this pick: Big house, reasonable price. At 3,258sf, this is the largest home in our Murrieta picks and it’s sitting at $209/sf — well below the $225/sf comp average. A $20K price cut and 52 DOM mean the seller has been waiting. Comps support around $734K, giving you roughly $54K in potential equity at asking. For a family that needs space, 4BR/3BA with over 3,200sf at under $5K/mo estimated payment is hard to beat in Murrieta right now. The low $45/mo HOA is a bonus.
Winchester
Winchester continues to offer strong value relative to its Temecula Valley neighbors. Newer construction, larger lots, and lower price points attract buyers who want more home for the money. The 4BR comp average sits at $280/sf across 58 recent sales.
School District: Temecula Valley Unified for most of Winchester — same A-rated district, Great Oak and Chaparral feeder schools.
Pick #1: Rodeo Court, Winchester 92596
MLS# IV26012863
5BR / 3BA | 2,782 sf | Built 2017 | Lot: 9,148 sf
List Price: $620,000 | Original Price: $620,000 Ask $/sf: $223 | Comp Avg $/sf: $264 (16 comps) Estimated Value: $734,777 | Potential Day-One Equity: ~$115,000 (18.5%)
DOM: 56 | Pool: No | Solar: None Oversized Lot: Yes — 9,148 sf vs. 6,756 sf comp average (35% larger)
Est. Monthly Payment: ~$4,567 (PITI + $48/mo HOA) Fire Zone: Standard residential area in newer Winchester development. Not in a designated high fire zone. Schools: Temecula Valley Unified Freeway Access: ~8 minutes to I-15
Why this pick: Five bedrooms, 2017 construction, an oversized lot that’s 35% larger than the comp average, and $223/sf in a market averaging $264/sf. That math puts estimated value around $735K — potentially $115K above the asking price. At 56 DOM with no price reduction yet, this seller may be getting ready to cut. A well-timed offer at $590K-$600K could land this with significant built-in equity. The $48/mo HOA is almost nothing, and the newer construction means minimal deferred maintenance. This is a family home with room to grow at a price that undercuts the market.
Pick #2: Olive, Winchester 92596
MLS# CV26039030
4BR / 2BA | 2,280 sf | Built 2006 | Lot: 7,841 sf
List Price: $510,000 | Original Price: $510,000 Ask $/sf: $224 | Comp Avg $/sf: $279 (58 comps) Estimated Value: $635,845 | Potential Day-One Equity: ~$126,000 (24.7%)
DOM: 23 | Pool: No | Solar: None Oversized Lot: Yes — 7,841 sf vs. 5,598 sf comp average (40% larger)
Est. Monthly Payment: ~$3,744 (PITI + $0/mo HOA) Fire Zone: Standard residential zone. Schools: Temecula Valley Unified Freeway Access: ~8 minutes to I-15
Why this pick: Under $4K/mo estimated payment with no HOA and an oversized lot. At $224/sf vs. a $279/sf comp average across 58 sales, this is priced well below market. The estimated value of $636K suggests nearly $126K in potential equity. No HOA, 7,841sf lot (40% larger than comp average), 2006 build. At 23 DOM with no price cut, it’s possible the seller priced aggressively to move quickly — or there’s a condition factor to investigate. Either way, the comp gap is too wide to ignore. Worth a showing immediately.
Pick #3: Burgundy Court, Winchester 92596
MLS# NDP2600639
4BR / 2BA | 2,526 sf | Built 2004 | Lot: 7,841 sf
List Price: $674,900 | Original Price: $700,000 | Price Reduction: $25,100 Ask $/sf: $267 | Comp Avg $/sf: $266 (39 comps) Estimated Value: $671,566 | Potential Day-One Equity: ~At parity
DOM: 33 | Pool: No | Solar: None Oversized Lot: Yes — 7,841 sf vs. 5,760 sf comp average
Est. Monthly Payment: ~$4,906 (PITI + $0/mo HOA) Fire Zone: Standard residential zone. Schools: Temecula Valley Unified Freeway Access: ~8 minutes to I-15
Why this pick: This one isn’t a value play — it’s a negotiation play. Listed at $700K, already reduced $25K to $674,900, and comps put value right at that range. At 33 DOM with the price cut, there’s likely another $10K-$15K of room. The real opportunity is the oversized lot with no HOA and 2,526sf of living space. If you can land this at $650K-$660K, you’re buying at below comp value with a lot that gives you long-term flexibility. Solid bones in a good Winchester location.
Pick #4: Aubrey Cir, Winchester 92596
MLS# SW26013744
3BR / 2BA | 1,750 sf | Built 2019 | Lot: 6,534 sf
List Price: $540,000 | Original Price: $555,000 | Price Reduction: $15,000 Ask $/sf: $309 | Comp Avg $/sf: $317 (77 comps) Estimated Value: $565,950 | Potential Day-One Equity: ~$26,000 (4.8%)
DOM: 55 | Pool: No | Solar: Owned (+$12K value)
Est. Monthly Payment: ~$3,955 (PITI + $0/mo HOA) Fire Zone: Standard residential zone. Schools: Temecula Valley Unified Freeway Access: ~8 minutes to I-15
Why this pick: Newer 2019 build with owned solar, no HOA, and an estimated payment under $4K/mo. That’s an entry point that works for a lot of first-time buyers. The equity position is modest at about $26K, but the combination of low carrying costs, newer construction, and 55 DOM with a price cut gives you negotiation room. Push for $520K-$525K and you’re looking at a solid starter home at a very manageable monthly cost. The 77 comps behind this valuation give strong confidence in the numbers.
Menifee
Menifee offers the most affordable entry points in the Temecula Valley, and this week’s picks reflect that. With 109 active SFR listings to choose from, there’s plenty of inventory and plenty of opportunity. The 4BR comp average is $259/sf across 79 recent sales.
School District: Primarily Perris Union High / Menifee Union for elementary. Paloma Valley High (B+) and Heritage High are the main feeders. Some areas border Temecula Valley Unified.
Pick #1: Comet View Court, Menifee 92585
MLS# IV26014063
4BR / 3BA | 2,487 sf | Built 2005 | Lot: 8,276 sf
List Price: $599,900 | Original Price: $629,000 | Price Reduction: $29,100 Ask $/sf: $241 | Comp Avg $/sf: $259 (79 comps) Estimated Value: $643,895 | Potential Day-One Equity: ~$44,000 (7.3%)
DOM: 53 | Pool: No | Solar: None
Est. Monthly Payment: ~$4,441 (PITI + $64/mo HOA) Fire Zone: Standard residential area in central Menifee. Not in a high FHSZ. Schools: Perris Union High District — Paloma Valley High Freeway Access: ~5 minutes to I-215
Why this pick: A $29K price cut and 53 DOM tell you this seller is motivated. Comps at $259/sf across 79 sales put value around $644K — about $44K above the ask. At 2,487sf with 4 bedrooms, this is a lot of house for under $600K. The estimated payment at $4,441/mo with a low $64/mo HOA keeps carrying costs manageable. At 53 DOM, I’d come in at $575K-$580K and see how the seller responds. There’s room.
Pick #2: Winter Hawk, Menifee 92586
MLS# PW26034303
5BR / 3BA | 3,399 sf | Built 2006 | Lot: 7,405 sf
List Price: $645,000 | Original Price: $645,000 Ask $/sf: $190 | Comp Avg $/sf: $220 (13 comps) Estimated Value: $748,604 | Potential Day-One Equity: ~$104,000 (16.1%)
DOM: 30 | Pool: No | Solar: None
Est. Monthly Payment: ~$4,726 (PITI + $31/mo HOA) Fire Zone: Standard residential zone in eastern Menifee. Schools: Perris Union High District Freeway Access: ~7 minutes to I-215
Why this pick: Five bedrooms, 3,399sf, and $190/sf. That’s $30/sf below the comp average for this size range. The estimated value based on 13 matched comps is nearly $749K — meaning there’s potentially over $100K in equity sitting in this home at the list price. At 30 DOM with no price cut, the seller may still be testing the market. A strong offer at $620K-$630K could secure a home with significant upside. The $31/mo HOA is basically nothing. If you’re a family that needs space, this is the biggest home in all 20 of this week’s picks.
Pick #3: El Presidio, Menifee 92584
MLS# HD26008684
3BR / 3BA | 2,152 sf | Built 2005 | Lot: 4,356 sf
List Price: $569,950 | Original Price: $574,950 | Price Reduction: $5,000 Ask $/sf: $265 | Comp Avg $/sf: $285 (45 comps) Estimated Value: $613,725 | Potential Day-One Equity: ~$44,000 (7.7%)
DOM: 60 | Pool: No | Solar: None
Est. Monthly Payment: ~$4,166 (PITI + $0/mo HOA) Fire Zone: Standard residential area. Menifee 92584 is predominantly moderate or non-designated. Schools: Menifee Union / Perris Union High District Freeway Access: ~5 minutes to I-215
Why this pick: No HOA, 60 days on market, and a small price cut already taken. At $265/sf vs. a $285/sf comp average, the estimated value sits about $44K above the current asking price. The 60 DOM is the key signal here — this seller has been waiting and should be open to a reasonable offer below ask. At under $570K with no HOA and an estimated payment of $4,166/mo, this is one of the more affordable picks in this week’s list. A solid option for buyers who want to keep their monthly costs low while still getting into a 3BR with over 2,100sf.
Pick #4: Pine Needle Road, Menifee 92585
MLS# SW26015380
3BR / 2BA | 2,032 sf | Built 2015 | Lot: 6,098 sf
List Price: $569,000 | Original Price: $575,000 | Price Reduction: $6,000 Ask $/sf: $280 | Comp Avg $/sf: $296 (55 comps) Estimated Value: $601,884 | Potential Day-One Equity: ~$33,000 (5.8%)
DOM: 53 | Pool: No | Solar: None
Est. Monthly Payment: ~$4,159 (PITI + $0/mo HOA) Fire Zone: Standard residential area. Schools: Perris Union High District Freeway Access: ~5 minutes to I-215
Why this pick: A 2015 build with no HOA and an estimated payment under $4,200/mo. The equity position is modest at about $33K, but the combination of newer construction, no deferred maintenance, 53 DOM, and no HOA makes this a clean entry point. At $280/sf in a market averaging $296/sf, there’s value here — and the 53 DOM gives you leverage to push for $550K-$555K. For a first-time buyer or someone who wants low carrying costs and a newer home without surprises, this checks the boxes.
Wildomar
Wildomar is the smallest market of the five with 33 active SFR listings under 60 days, but it also offers some of the best lot sizes in the valley. The 4BR comp average sits at $281/sf from 12 recent sales.
School District: Lake Elsinore Unified for most of Wildomar. Elsinore High and Temescal Canyon High are the main feeders. Some areas near the Murrieta border feed into Murrieta Valley Unified.
Pick #1: David Lane, Wildomar 92595
MLS# OC26012923
4BR / 3BA | 3,646 sf | Built 2006 | Lot: 8,276 sf
List Price: $750,000 | Original Price: $750,000 Ask $/sf: $206 | Comp Avg $/sf: $289 (23 comps) Estimated Value: $1,064,868 | Potential Day-One Equity: ~$315,000 (42.0%)
DOM: 56 | Pool: No | Solar: Owned (+$12K value)
Est. Monthly Payment: ~$5,435 (PITI + $0/mo HOA) Fire Zone: Verify specific designation — some areas of Wildomar near hillsides carry high fire zone designations. Recommend confirming with CAL FIRE’s FHSZ viewer and getting insurance quotes early. Schools: Lake Elsinore Unified — verify specific feeder schools for this address Freeway Access: ~5 minutes to I-15
⚠️ Important Note: The equity gap on this property is exceptionally large — 42% based on comps. At 3,646sf with a $206/sf asking price in a market averaging $289/sf, the math strongly favors the buyer. However, a gap this large typically indicates something the numbers alone don’t capture — possible condition issues, deferred maintenance, an unusual floor plan, or other factors. Strongly recommend a thorough showing and inspection before making any offer. If the home checks out, this could be one of the strongest value plays in all of Southwest Riverside County this week. Owned solar, no HOA, and over 3,600sf at $750K is hard to find.
Pick #2: Crimson Lasso, Wildomar 92595
MLS# SW26015321
4BR / 3BA | 2,621 sf | Built 2005 | Lot: 8,712 sf
List Price: $675,000 | Original Price: $675,000 Ask $/sf: $258 | Comp Avg $/sf: $281 (12 comps) Estimated Value: $737,580 | Potential Day-One Equity: ~$63,000 (9.3%)
DOM: 49 | Pool: No | Solar: None
Est. Monthly Payment: ~$4,988 (PITI + $82/mo HOA) Fire Zone: Standard residential area in central Wildomar. Schools: Lake Elsinore Unified Freeway Access: ~5 minutes to I-15
Why this pick: Solid value play at $258/sf vs. a $281/sf comp average. The 49 DOM without a price cut means the seller is getting close to decision time — most sellers start to rethink pricing around 45-60 days. Comps support around $738K, putting you at roughly $63K in potential equity at the asking price. At 2,621sf with a good-sized lot, this is a lot of house for Wildomar. I’d come in at $650K and let the DOM do the negotiating for you.
Pick #3: Sunset Ridge Court, Wildomar 92595
MLS# TR25269637
4BR / 3BA | 2,599 sf | Built 2023 | Lot: 7,841 sf
List Price: $749,900 | Original Price: $764,900 | Price Reduction: $15,000 Ask $/sf: $289 | Comp Avg $/sf: $284 (14 comps) Estimated Value: $750,856 | Potential Day-One Equity: At parity
DOM: 38 | Pool: No | Solar: Owned (+$12K value)
Est. Monthly Payment: ~$5,461 (PITI + $27/mo HOA) Fire Zone: Newer development — typically standard zone. Verify with FHSZ viewer. Schools: Lake Elsinore Unified Freeway Access: ~5 minutes to I-15
Why this pick: This isn’t an equity play — it’s a newer-construction play with negotiation room. 2023 build, owned solar, $27/mo HOA, and a $15K price cut already taken at 38 DOM. The estimated value is right at the list price, so you’re buying at market. But with 38 days and a cut already in, push for $725K-$735K and you’re getting a nearly new home with solar at below comp value. For a buyer who wants to skip the renovation headache and move into something modern, this is the cleanest option in Wildomar.
Pick #4: Butterchurn, Wildomar 92595
MLS# PW26014281
4BR / 3BA | 2,627 sf | Built 2005 | Lot: 10,454 sf
List Price: $729,880 | Original Price: $729,880 Ask $/sf: $278 | Comp Avg $/sf: $281 (12 comps) Estimated Value: $739,268 | Potential Day-One Equity: ~$9,000 (1.3%)
DOM: 55 | Pool: No | Solar: None
Est. Monthly Payment: ~$5,374 (PITI + $81/mo HOA) Fire Zone: Verify specific zone — Wildomar properties near open space should confirm FHSZ designation. Schools: Lake Elsinore Unified Freeway Access: ~5 minutes to I-15
Why this pick: The equity gap is small on paper, but the lot is the story. At 10,454sf, this is the largest lot in all 20 of this week’s picks. In a city where land has value and ADU potential is real, that oversized lot position is worth paying attention to. At 55 DOM with no price cut, the seller is approaching the window where they’ll either reduce or get more flexible on offers. I’d come in at $700K-$710K. If you’re thinking long-term — whether that’s an ADU for rental income or just wanting space — the lot makes this worth a look.
Bottom Line
If you’re looking at the Temecula Valley this week, the theme is inventory is giving buyers options. With 455 active SFR listings under 60 days across these five cities and 996 closed sales backing up the valuations, there are real deals to be found — not just cheap listings, but homes where the data says the price-to-value gap is wide enough to matter.

- Best value per square foot: Winter Hawk in Menifee (5BR, 3,399sf at $190/sf)
