Every two weeks we go through the active MLS and run every listing through the same process a certified appraiser uses to value a home. We match each property against real closed sales from the past 30 to 120 days — same city, similar square footage, similar age, comparable bed and bath counts — and calculate what the data says that home is actually worth right now. If a listing is priced at least 8% below where the comps land, it makes the list.
Out of 493 active listings across Temecula, Murrieta, Winchester, Menifee, and Wildomar — all under $900,000, all single family residences, all 60 days on market or fewer — 15 cleared the bar this week.
How We Run the Numbers
Comp window: 30-day closed sales for Temecula, Murrieta, Winchester, and Menifee. 60-day window for Wildomar where volume is thinner. Minimum 3 matched comps required. Deal threshold: list price must be 8% or more below the median comp price per square foot. Positive adjustments: owned solar (+$15K–$25K), private pool (+$30K–$80K). Negative adjustments: lease solar (−$5K–$10K). Major street backing flagged as a location negative. Short sales excluded entirely.
🏘 Temecula
This is the largest price gap of any standard sale in Temecula this cycle. At 3,229 square feet on a cul-de-sac lot with panoramic views, the comp pool of 16 matched sales is strong and the gap is not a fluke — it is a genuine pricing opportunity. The view alone in Temecula commands a premium that is not reflected in the ask.
15 DOM, no price drops. Priced below comps from day one — move quickly.
HOA: $89/mo | No Mello-Roos noted
Owned solar on a 9,148 square foot corner lot in Temecula. The paid solar eliminates a utility bill that routinely runs $200–$350 per month in this climate — real dollar value not reflected in the asking price. The lot is oversized for the neighborhood, which typically means room to add, entertain, or just breathe.
29 DOM, no price drops. Corner lot, quiet neighborhood. “Lots of potential” language in remarks suggests flexibility.
HOA: $69/mo | Owned solar confirmed
One day on market and already 12% below comparable closed sales in Wolf Creek — one of Temecula’s most desirable planned communities, with two community pools, walking trails, and top-rated schools. Owned solar and mountain views add real appraiser value not in the list price. For a buyer looking to get into Wolf Creek without overpaying, this is the best active entry point right now.
DOM: 1 — move fast. Priced this far below comps on day one in Wolf Creek is unusual.
HOA: $120/mo | Owned solar confirmed | Wolf Creek / Sequoia community
🏘 Murrieta
49 matched comps is one of the largest comp pools in this entire dataset — this is not a thin market signal, it is a very well-supported number. At 16.6% below that median with no HOA and a 7,405 square foot lot, this is straightforward value. The seller has refreshed the home with fresh paint, new carpet, and AC service — condition is not the reason for the price.
7 DOM, no price drops. Large comp pool makes the gap very defensible.
HOA: None | No Mello-Roos noted
A 2021-built home in Spencer’s Crossing at $745,000 is genuinely unusual — this community has been one of the most in-demand in Murrieta for three consecutive years and homes here rarely sit. Smart home tech, gourmet kitchen, upgraded fixtures throughout. The comp gap at 15.6% on a newer build tells you this seller is priced to move.
19 DOM in a community where homes move fast. Seller appears mispriced — that creates the opportunity.
HOA: $99/mo | Spencer’s Crossing community
A 9,148 square foot lot with no HOA and mountain views, with 48 matched comps supporting the gap. Lot value is simply not in the list price. One bedroom and full bath downstairs, three-car garage, and a quiet low-traffic street.
25 DOM, no drops. Low-traffic street, patient seller. 48 comps make this very supportive.
HOA: None | Mountain views
Rancho Bella Vista cul-de-sac, no neighbors on one side, hill views, 3-car garage. New carpet, fresh paint, updated kitchen. 34 matched comps back up the gap. A $10,000 price drop at 16 DOM is a mild motivation signal showing the seller is willing to move.
$10K price drop at 16 DOM. Cul-de-sac with privacy. More room likely available.
HOA: $65/mo | Rancho Bella Vista | Hill views
🏘 Winchester
A $60,000 price reduction is the largest drop of any property in this week’s list, and the seller is still 12% below comps. No HOA, Temecula Unified School District, 3,331 square feet on a 7,841 square foot lot. This is Winchester’s clearest motivated seller this cycle.
30 DOM. $60K drop. High motivation — likely more room to negotiate.
HOA: None | Temecula Unified School District
An 11,326 square foot lot with a 4-car garage in Winchester is harder to find than this price suggests. Porcelain tile, 9-foot ceilings, chef’s kitchen. Remarks note a pool-sized lot — the outdoor improvement potential here is significant and not priced in.
35 DOM. Pool-sized lot with no pool yet. $34/mo HOA is minimal.
HOA: $34/mo | 4-car garage | Pool-sized lot
🏘 Menifee
Owned solar, a private pool, a 9,583 square foot lot with RV and boat parking, no HOA, and low tax rate — all for $525,000. No single feature here is priced into the list price. The pool alone warrants a $35,000–$45,000 adjustment. Owned solar adds another $18,000–$20,000. After adjustments the gap widens well beyond the raw 11.4%.
19 DOM, no drops. Seller may not fully understand the combined value. Real urgency here.
HOA: None | Low tax rate confirmed | RV/boat parking
55 days on market with a $33,000 price reduction and still sitting — this seller is motivated. Nearly 3,700 square feet on an 11,761 square foot lot. Strong outdoor and entertaining potential. Near the 60-day window, which gives a prepared buyer real leverage.
55 DOM, $33K drop. Near the 60-day window — maximum leverage for a prepared buyer.
HOA: $57/mo | 11,761 SF lot
The largest lot of any property in this week’s picks at 13,068 square feet, with panoramic hillside views and a main floor master suite. HOA of $15 per month is essentially nothing. The views are described as panoramic — from a hillside lot in this part of Menifee that means genuine sunset sightlines not reflected in the ask.
33 DOM. $15/mo HOA. Panoramic views not reflected in list price.
HOA: $15/mo | Panoramic hillside views | Main floor master suite
🏘 Wildomar
A $50,000 price reduction at 46 days on market and still 13.2% below comps — this is the most motivated seller in Wildomar this cycle. Over 3,300 square feet with one bedroom downstairs, loft upstairs, and an open floor plan. Seller wants out before the listing expires.
$50K drop at 46 DOM. Approaching the 60-day window — maximum leverage for a prepared buyer.
HOA: $83/mo
Fresh paint, fresh landscaping, professionally cleaned carpets — move-in ready with a $30,000 price drop already behind it. The gap here is about motivation, not condition. Fireplace-to-kitchen open family room layout is a strong feature for everyday living and entertaining.
$30K drop at 23 DOM. Move-in ready. Motivated seller without a condition problem.
HOA: $93/mo
A 2023 Beazer home in Boulder Creek with owned solar on a cul-de-sac lot with mountain views and RV-eligible side yard. Plantation shutters, luxury vinyl plank throughout, ceiling fans in every bedroom. Move-in ready with no lease-back delays and immediate close availability. The owned solar, new construction quality, cul-de-sac placement, and views are each individually worth money — combined, the adjusted gap is closer to $94,000.
47 DOM, $5K drop. Immediate close. RV-eligible lot is rare — seller is motivated to wrap this up.
HOA: $27/mo | Owned solar | Boulder Creek | 2023 build
A Note on What We Excluded
Two of the highest raw-gap properties in this data set were short sales — excluded entirely, as short sales carry timeline, lender approval, and condition uncertainty that makes them unsuitable for this analysis. One additional property flagged a potential major street backing based on the address pattern and was excluded. All 15 properties above are standard sales, active listings, 60 days or fewer on market, and cleared a minimum of 3 matched comparable closed sales.
