Frequently Asked Questions
What areas do we cover??
We have lived and sold Real estate all over Southern California. Our main focus is Riverside County, North San Diego County and South Orange County
Do I need a certified appraisal for a trust or can I just use Zillow?
Zillow and online estimates are not accepted by courts, attorneys, or the IRS. For trust or probate purposes, you need a licensed appraiser to provide a USPAP-compliant appraisal report—especially if the home’s value is being used for inheritance, estate taxes, or selling. A certified appraisal protects you legally and ensures everyone involved gets accurate, defensible numbers.
How long does the appraisal process take?
Once we schedule the inspection, most trust appraisals are delivered within 5 to 7 business days. If you’re on a tight deadline due to probate or trustee duties, let us know—we often accommodate rush requests at no extra cost. The actual inspection takes about 30 to 60 minutes, and everything else is handled remotely.
Does the appraiser need access to the inside of the home?
Yes. A proper appraisal for trust or legal purposes usually requires interior access to document the condition, features, and square footage accurately. However, if the property is vacant or you’re out of state, we work with local family members, attorneys, or even property managers to coordinate access on your behalf.
