The Future of Temecula Real Estate

As I sit here writing this blog post we are in the middle of the best sellers market we have ever personally been a part of. Temecula homes are selling 30,40, even 60,000 to $70,000 over list price.  Buyers are releasing their appraisal contingencies, releasing all repair requests and paying for their own termite and home warranties. It’s almost surreal. The real estate market in Southern California, along with the rest of the United States has gone up so much over the past 6 months it’s a little scary.

Yes, this blog post is about the future of Temecula real estate but I wanted to put that opening paragraph out there so people understand what is going on in 2021 in the Temecula market. There are definitely going to be hills and valleys in regards to home prices but real estate in Temecula, in our opinion, will do well long term. Over the next 20 years, we have no doubt that Temecula will be one of the top cities to both live and invest in long term.

 In this blog post I wanted to go into specific reasons why I think the future of Temecula  real estate is so bright and why investing in this community will not be a bad thing long-term.

Weather

Temecula gets sunshine 330 days a year, average temperature is probably going to range from 70 to 85 degrees and when it does get hot in the summer, it’s only for a few hours a day.  

I grew up in Canada, constantly drove to work when it was – 20 with no sunshine for months.(that’s what I remember anyway) I hear stories of people from Washington, Seattle, all the northern states talk about how cold it is or how much it rains. I have sold many homes to  people coming from all over America and the one consistent they always talk about when I visit? How much they love the sunshine and weather! The weather alone will always keep Temecula home prices higher than most of the country. So if you’re reading this, contact us start your home search in a  warm, sunny part of the country.

Safety

Over the past year a lot of people are moving to the Temecula area from bigger cities for the simple fact that it’s safer.  Los Angeles, San Diego and Orange County are three areas that we have seen a great deal of people relocate from. We get a great deal of calls from our YouTube channel from these areas and we have personally helped many people get into homes over the past year. One of the main reasons they give me in regards to moving is safety. They felt that big cities have failed them in this regard. 

One of our favorite places to go for a weekend getaway is San Diego. We have noticed a massive change over the past 3 years in homelessness, drugs and we definitely don’t feel as safe at night walking the streets as we did even a short while ago. We also lived for 5 years in San Clemente, which is a beach community in South Orange County. Before we decided to leave, homelessness drugs and petty theft was rampant. We actually had a tent city in North Beach which was unsettling for many residents. Why spend millions of dollars at the beach for a home when you can’t even walk at night alone? 

In Temecula, we have never felt threatened nor are we nervous about walking at night or alone at any time. I’m sure there is a homeless population and drugs to some degree, but it’s definitely not in your face. 

How does this relate to the future of Temecula real estate? Well, generally speaking, people that move from larger cities are getting more for their homes. If you sell your home for a million  dollars in LA and can buy a home in Temecula for six or seven hundred thousand, its not as gut wrenching when you have to pay above appraised value or release your appraisal contingency. This one factor will continue the upward trend in home prices for Temecula.

Schools

Personally, I don’t have any kids in the Temecula School District but both Temecula and its neighboring City Murrieta have a great school system. They are going to be in the top 20% in all of California when it comes to test scores and overall ratings. 

 Speaking from experience, one of the number one questions I always get from people coming either from another state or other parts of California is, “how are the schools.” I also get the question of, “how close the schools are in each of these communities.” The answer to both of these questions is very simple, schools are great and every community has at least an elementary and middle school within walking distance or a short 1-3 minute drive. It’s very convenient for working families to get their kids to school and not worry whether or not they’re getting a good education. This of course helps the future Temecula real estate because people want to live in a place where their kids are going to get a good education

Retirement Community?

You wouldn’t think that people would come to California to retire simply because of the cost of living. There are still retirees with money, and with the Temecula weather, golf courses, hospitals ( I hear they are very good) restaurants and a calm vibe, Temecula is a great spot for retired people. 

Of course, retired people tend to have a little more money than most. They’ve spent a lifetime saving and generally speaking are able to pay a little more for a home.

Wineries 

Personally, I feel the wineries are just getting started in regards to the future potential. Over the next 20 years it’s going to be a huge draw and probably one of those places that people come to vacation. 

Land in wine country is becoming more scarce and the wineries are  spending millions of dollars improving their facilities for the general public.

There are over 40 wineries in Temecula as of right now or and the area is growing rapidly.

Of course this is a great thing for the future of real estate in Temecula. Look at Napa? The more wine country grows, the more people want to vacation and visit Temecula the higher the home prices are going to be. Wine Country alone is going to grow Temecula and it’s home prices.

Amenities But Still Keeping That Country Feel

One of the best things about Temecula is having everything at your fingertips but still having that sense of country. Of course, there will be people that have lived here for 30 years that disagree and think Temecula has grown out of control but in our opinion, it is a perfect size. I talked about this a lot and videos and blog post but we love the vibe in Temecula. I don’t get the sense of stress that I have had in other areas of Southern California. The communities are quiet, there’s a great mix of developed communities as well as horse property or agricultural property. You can pick what type of property or life you want to lead and live it.

This is of course great for real estate in Temecula. People want to live in a place where they have things to do, but also have their quiet space and feel relaxed.
