Roripaugh Ranch Temecula is a beautiful gated community Just off Murrieta Hot Springs. With access to the 79 and 215 freeways it has both peace and quiet and convenience for all residents. Roripaugh Ranch Temecula started Construction in 2006 and continues to flourish. Year built on home are 2013 and up.  With over 2,000 homes, 20 acres Sports Park and a 12-acre commercial center Roripaugh Ranch Temecula  is a community that you have to check out if you plan on moving to the Temecula area.

Homes in Roripaugh Ranch Temecula will range from 2400 square feet all the way up to 4500 square feet. We usually don’t give prices in our blog posts because they fluctuate throughout the years but they will be upper mid range in the Temecula average.  We really like the floor plans in the Roripaugh Ranch Temecula Community. They are very open, lots of light and large windows or sliding doors often lead out to the backyard  which have covered patios. The kitchens are usually open to the backyard and most homes that we have sold and shown are great for entertaining.

Future Growth & Investment

 This area of Temecula is growing very quickly. There is a new housing development called Somers Bend, which has already broken ground and will grow the area tremendously. You are close to the wineries, shopping, grocery stores and restaurants but far enough away to feel like you live in a small town and it’s a quiet area. We feel that most areas in Temecula are going to be a great real estate  investment for the future. With its beautiful wineries, rolling hills, Old Town and Pechanga Casino, Temecula is a hot spot for weekend getaways and vacationers. We see home prices rising and feel Temecula will be on the map as one of the premier vacation destinations in all of America in the not so distant future

I will not get too in-depth on the school system in Temecula as you can research these schools individually.  What I can tell you is Temecula is going to be in the top 20% in all of California for both overall  school ratings and test scores. You won’t go wrong and have nothing to worry about in regards to the school system your kids will be attending.

Roripaugh Ranch Temecula HOA

When speaking in general terms about HOAs, we suggest any home buyer needs to understand and research the HOA before purchasing. You want to know the rules and regulations for that specific community. Oftentimes they have restrictions on parking, decorating, RV or work truck restrictions. You also want to make sure that the HOA has plenty of reserves for issues down the line. Whether it is fixing roads, keeping the pool running and up-to-date for fixing equipment like tennis courts or Fitness Center these things take money to fix and the HOA better have enough money or reserves to fix them.

Specifically, the  Roripaugh Ranch Temecula HOA has a beautiful pool, spa, kids play area, walking paths, tennis courts, basketball courts  and a fitness area. When you take into consideration the Roripaugh Ranch community being gated as well as having all these beautiful amenities the price tag of around $188 a month isn’t too bad. You’re basically living in your own Resort for a couple hundred bucks a month.

Wineries

Roripaugh Ranch is no more than a 10-minute drive to Temecula has beautiful Wine Country. Some of our favorite wineries include Summerset, Leoness,Avensole, Callaway and Maurice Carrie. (for the Brie Bread Bowl. OMG!)  I can tell you from a great deal of personal experience that if you enjoy wine, peace and quiet and relaxing afternoons the Temecula Wineries will be a blessing for you.  Nothing beats sitting on a patio or on the grass on a Sunday afternoon drinking a glass of red wine with a nice breeze and great friends. Amenities and Conveniences in Roripaugh Ranch

One of the things we write about in our blog posts all the time is how close most of Temecula is to restaurants, grocery stores, sports parks,  bars and even lakes. Roripaugh Ranch Temecula is no different. Yes, it is a little further out, but you’re just off the 79 Freeway and about a 10-minute drive to the 15 or 215 freeway. You also have Costco which will save you a ton of money in gas over the year. One of our favorite grocery stores which is WinCo is right off the 79 and Margarita Road.

 You also have realtor Temecula Mall. As much as I hate shopping, it is fun to walk around and go to happy hour at either the Yard House or the Lazy Dog. There are plenty of options to eat and shocked will walking through the beautiful streets.
