Overall, Harveston Temecula is a great place to live but we want to be as honest and upfront as possible so people can make informed decisions on whether or not to move to the Harveston, Temecula.

Location Pro

Before we get into the pros and cons of living in Harveston, Temecula we wanted to talk about its location and how it is important. Harveston, Temecula is located on the North end of Temecula right before the 215 freeway and the 15 freeway split. If you are working North, let’s just say Riverside, Menifee or Corona  it’s a perfect location. The major backup of traffic during busy times is right at this split. You can avoid this traffic by taking Murrieta Hot Springs and  catching  either the 15 or 215 freeway after the traffic. This will save you hours in your car each month. We talked about this a lot in our blog posts and it is important to be strategic and where you live and work if you decide to move or live in Southern California. Southern California can be a great place if you can maneuver the traffic. In the video I will show you exactly where Harveston is located.

Location Con

On the flip side, if you are working anywhere near San Diego, Harveston is going to add a considerable amount of time to your commute. The worst traffic is going to be on your way home in the afternoon starting on the South side of the 15 freeway in Temecula. This traffic will add around 20 to 30 minutes to your drive everyday.

#1. Homes

Most of Harveston Temecula is very affordable. the community has a large variety of square footages, lot sizes and prices. If you are looking to purchase a home in Temecula you will find various models on the lower end of the scale in regards to price when you compare it to the rest of Temecula. 

#2 Community Amenities

In our opinion, Harveston Temecula has some of the best amenities inside a community in all of Temecula. If you’re somebody that likes to get out and enjoy the nice weather, Harveston is perfect.. Things that stand  out in the Harveston community include the lake and trails, the olympic size pool, and sports parks. We routinely walk the one-mile path around the lake  in the morning. It’s great exercise, very beautiful and peaceful and the people are very friendly It’s a great way to start your day and get some exercise.

 We also love the pool area and use it frequently. It has a lot of room and usually isn’t too crowded. There is also a Jacuzzi and a barbecue area. This area is perfect for an afternoon of fun with friends or family.  If you would like to include guests? I think the max is 5 just for your information.

The sports parks are massive and have soccer, baseball  and tot lots as well as a large picnic area. If you are a young family this is a great place to let your kids play and run around 

#3 The Convenience of Harveston

This is probably one of the biggest pro factors for us.We have lived and sold homes in many communities throughout Southern California and Harveston is a place where you have absolutely everything you need right at your fingertips. Being in your car is not fun, so getting to a grocery store in under 5 minutes is a great perk of Harveston Temecula.  The grocery stores Harveston has within a few miles include WinCo, Trader Joe’s, Costco ,Sprouts, Sams Club and Asian markets. 

Our personal favorite grocery stores include WinCo and Costco. WinCo has great prices and has absolutely everything. In regards to Costco, anybody who has a membership understands how easy it is to spend money at this place. I guess that could actually be a con, but a definite pro is that this Costco has a gas station.Gas prices are generally $0.50 less than any other gas station around. Over the year, this will really add up.  Costco is so close it’s not even a hassle to fill up your tank and get on with your life

#4 Restaurants 

It really doesn’t matter if you want to go watch Sunday football or catch a happy hour. With the Promenade Mall close by, you have places to enjoy like Yard House, PF Changs ,BJ’s, Trattoria Toscana and Islands.

 One of our favorite things to do is happy hour at Yard House (3-6 pm weekdays). Appetizers are half off and they have half-off wine Wednesdays. For the price of the food during happy hour ($6 Per plate) you can’t really beat it. 

During football season, one of the best places near Harveston to have a drink on a Sunday and watch football is The Tilted Kilt.  It has a great atmosphere and definitely something for you to check out.

#5 Fitness

If you are into fitness, Harveston Temecula is a great location.  We already talked about the 1 mile trail around the lake, which is great for running and exercising but there is also a Planet Fitness within walking distance. The one thing I love about Planet Fitness is the price. For a  basic membership it will cost you around $10 a month. This includes the use of all equipment at any time they are open. There are also memberships for $23 a month that allow you to use massage chairs and tanning beds. You can also bring a guest each time with the premier membership.  Either way, Planet Fitness is a very inexpensive gym that has everything you need and a definite Pro of living in Harveston

#6 Harveston is QUIET

You’d  think with the lake  and the size of Harveston Temecula Community it would be a pretty busy place. It’s actually very quiet and we have never once thought that the noise was an issue. 

Cons Of Living In Harveston

#1 The HOA In Some Areas

This is something you really need to be aware of. If you plan on purchasing a home in Harveston Temecula make sure your agent understands the HOA fees. Many areas will have an HOA fee of $95 a month. In our opinion, this is very reasonable for what you get. There are areas however that include a second HOA for front yard maintenance. This can be anywhere from $75 a month all the way up to a $193.

#2 Lot Size

 The areas of Harveston that are more affordable will  definitely have smaller lots.  We are putting this as a con as we prefer a larger yard. Our opinion might differ from other people on this. One of the benefits to having a smaller yard is less maintenance of course. If you do have children or dogs this is probably an important discussion you need to have. You might want to look at the larger homes in Harveston that have bigger lot sizes. Yes, they are available.

#3 Foot Traffic Near The Lake

We see this type of thing often. A home buyer falls in love with a house but is only there for 45 minutes to an hour during the showing. There are always things that come up that you don’t realize after you close and actually live there for an extended period of time. One of the reasons it’s important to find a real estate agent or professional that understands the area is for this reason. Have them explain the pros and cons of each area

The foot traffic around the lake can be pretty heavy at times. Sunday nights  and early mornings for example. Many people could not be bothered by this but for some, it’s definitely a con. If you don’t like seeing people walking near your home, stay away from the lake area. Personally, we think the homes around the lake have a great look and feel but it’s not for everyone. Do your homework, spend some time at the lake and make sure it fits your personality and lifestyle.
