Most “best deals” lists compare price per square foot and call it a day. We don’t. This week we ran every active listing in Temecula, Murrieta, Menifee, Winchester, and Wildomar — 460 homes under $800K — through the same sales comparison approach a licensed appraiser uses: closed sales within 0.6 miles of each home, sold in the last 90 days, adjusted line by line for square footage, bedrooms, bathrooms, pools, paid-off solar, lot size, and seller concessions.
Why does that matter? Because a home can look “cheap” on price per square foot and still be overpriced — and a home can look average and actually be $50,000 under value once you adjust the comps properly. Our team includes a certified residential appraiser, so this is the real methodology, not a shortcut.
Out of 460 listings, only 175 had enough qualifying closed sales nearby to appraise with confidence. These are the 15 with the biggest gap between list price and appraised value — from $26,000 to $79,000 below.
Values below are our opinion of market value based on MLS data as of July 6, 2026. Always verify condition, taxes, and solar terms before making an offer — we’re happy to do that with you.
#1 — 30342 Singer Lane, Menifee — $79,000 Below Appraised Value
5 bed | 3.5 bath | 3,052 sqft | Built 2023 | Paid solar
List price: $705,000 ($231/sqft) | Our appraised value: ~$784,000
Why it’s a deal: Three nearly identical 2023-built homes in the same Braverde community (3,020–3,040 sqft) closed in late June between $769K and $800K — netting $743K–$772K after seller credits. The closest match, a 5-bedroom with paid solar half a mile away, closed at $750,000 with zero concessions. Adjusted for this home’s extra bath and owned solar, the comps point to roughly $784K. It’s listed $79K under that.
Signals: Already cut $20K. 21 days on market for a nearly new home. HOA $118/mo.
#2 — 32735 Newham Court, Winchester — $55,000 Below
5 bed | 2.5 bath | 3,119 sqft | Built 2006 | Paid solar
List price: $690,000 ($221/sqft) | Our appraised value: ~$745,000
Why it’s a deal: Two Presidio Hills comps of the same size netted $751K and $770K this spring, both within half a mile. Cul-de-sac lot, Temecula schools, pool-sized yard, and the solar is paid off.
Signals: The listing literally says “HUGE PRICE REDUCTION – MOTIVATED SELLERS.” Already down $50K in just 15 days. HOA $52/mo.
#3 — 34967 Lava Tree Lane, Winchester — $54,000 Below
4 bed | 2.5 bath | 2,456 sqft | Built 2012
List price: $650,000 ($265/sqft) | Our appraised value: ~$704,000
Why it’s a deal: Five qualifying sales within 0.6 miles closed between $705K and $735K. The tightest match — a 4-bed, 2,472 sqft home — netted $693,725 in May. This isn’t a distressed sale; the neighborhood data says it’s simply priced $50K+ under everything around it.
Signals: 23 days on market, no price cut yet. Low taxes, HOA $133/mo. Deals like this without a “reason” tend to go fast.
#4 — 24852 Picnic Lane, Wildomar — $49,000 Below
5 bed | 4 bath | 3,205 sqft | Built 2001 | 10,454 sqft lot
List price: $650,000 ($203/sqft) | Our appraised value: ~$699,000
Why it’s a deal: One of the largest models in Carmel Hills on a quarter-acre-class lot at just $203/sqft. A 6-bed, 3,459 sqft comp closed at $735,000 clean in June; a 5-bed nearby netted $682,500 and adjusts to $714K against this home.
Signals: 104 days on market — the seller has been waiting since March. That’s negotiating leverage on top of the built-in equity. HOA $52/mo.
#5 — 34936 Old Vine, Winchester — $47,000 Below (Bank-Owned Pool Home)
3 bed | 2.5 bath | 2,320 sqft | Built 2014 | POOL
List price: $664,900 ($287/sqft) | Our appraised value: ~$712,000
Why it’s a deal: A bank-owned pool home priced like a non-pool home. The near-perfect comp — same bed count, 2,356 sqft, with a pool, less than half a mile away — netted $718,400 in May. Three non-pool comps all adjust to $714K–$739K once you account for the pool.
Signals: REO — banks price to move. Only 9 days on market. HOA just $36/mo. This one will not wait for you.
#6 — 30865 Oak Knoll, Menifee — $39,000 Below
4 bed | 2.5 bath | 2,222 sqft | Built 2012 | The Lakes (gated)
List price: $595,000 ($268/sqft) | Our appraised value: ~$634,000
Why it’s a deal: Inside Menifee’s gated Lakes community. A smaller 3-bed nearby closed at $660,000 clean in June — adjusting to $686K against this larger home. Optional 5th bedroom downstairs plus an upstairs loft.
Signals: Fresh listing (11 days), priced under the neighborhood from day one. Note HOA is $280/mo for the resort amenities.
#7 — 32190 Rambling Court, Winchester — $37,000 Below
4 bed | 2.5 bath | 2,207 sqft | Built 2022
List price: $589,000 ($267/sqft) | Our appraised value: ~$626,000
Why it’s a deal: The best comp is its twin on the same street — identical 4-bed, 2,207 sqft floor plan, 0.1 miles away — which netted $656,500 in June. That single paired sale suggests this home is priced $67K under its mirror image; our full five-comp analysis lands more conservatively at $626K.
Signals: $21K price cut in only 19 days. One thing to know: the solar is leased, so factor that payment in. HOA $52/mo.
#8 — 25300 Corte Sombrero, Murrieta — $34,000 Below
4 bed | 3 bath | 2,222 sqft | Built 1988 | No HOA
List price: $649,900 ($292/sqft) | Our appraised value: ~$684,000
Why it’s a deal: First time on the market since the home was built. A 4-bed comp netted $683,550 in June, adjusting to $696K. Two larger pool homes around the corner netted $721K–$749K and still support $662K–$688K after removing pool value. Cul-de-sac street, no HOA, and a 1988 build means no Mello-Roos.
Signals: 51 days on market. Original-owner homes in this pocket are rare.
#9 — 40205 White Leaf, Murrieta — $32,000 Below
5 bed | 3 bath | 2,550 sqft | Built 1989 | No HOA
List price: $659,500 ($259/sqft) | Our appraised value: ~$691,000
Why it’s a deal: Turnkey with all-new interior and exterior paint. A 5-bed comp netted $720,300 in June (adjusts to $703K); even the pool-home comps still support $667K–$697K after adjustments. No HOA, no Mello-Roos.
Signals: Only 4 days on market. Nothing wrong with it — just priced under. Expect competition.
#10 — 29302 Fall River, Menifee — $31,000 Below
3 bed | 2.5 bath | 1,901 sqft | Built 2010 | SINGLE STORY | The Lakes
List price: $590,000 ($310/sqft) | Our appraised value: ~$621,000
Why it’s a deal: The identical floor plan on the same street — same 1,901 sqft, 0.16 miles away — closed at $660,000 clean on June 24. Single-story homes in The Lakes are the most in-demand product in Menifee.
Signals: 39 days on market with no cut yet. HOA $258/mo.
#11 — 28327 Rocky Cove Drive, Menifee — $29,000 Below (Probate + Owned Solar)
3 bed | 2.5 bath | 2,563 sqft | Built 2006 | SINGLE STORY
List price: $620,000 ($242/sqft) | Our appraised value: ~$649,000
Why it’s a deal: A probate sale with solar owned outright. The same 2,563 sqft plan with paid solar, a quarter mile away, netted $667,542 in April. Remarks note a convertible 4th bedroom.
Signals: Probate + 96 days on market + a $29K price cut already made. Estates want closure — that’s a motivated seller three ways. HOA $77/mo.
#12 — 42326 Agena Street, Temecula — $29,000 Below
3 bed | 2 bath | 1,132 sqft | Built 1985 | SINGLE STORY | 8,276 sqft lot
List price: $597,000 | Our appraised value: ~$626,000
Why it’s a deal: Central Temecula under $600K barely exists anymore. The identical-size comp — 1,132 sqft with a pool, 0.15 miles away in Starlight Ridge — netted $659,150 in April and still supports $627K after removing the pool value. Big lot, HOA just $15/mo.
Signals: Back on market after falling out of escrow (40 total days). Escrow fallouts scare buyers off — which is exactly when the smart ones move in.
#13 — 27215 Lost Palm, Menifee — $28,000 Below
4 bed | 3.5 bath | 3,091 sqft | Built 2023 | Paid solar
List price: $685,000 ($222/sqft) | Our appraised value: ~$713,000
Why it’s a deal: The same floor plan two doors down the street — identical 3,091 sqft — netted $695,000 on June 30 and adjusts to $707K. Per the listing, it’s eligible for 100% zero-down financing and has built-in income potential.
Signals: 31 days on market for a 2023 build. HOA $108/mo.
#14 — 28463 Memory Lane, Winchester — $28,000 Below
4 bed | 3 bath | 2,227 sqft | Built 2022 | Paid solar | No HOA | EV charger
List price: $599,000 ($269/sqft) | Our appraised value: ~$627,000
Why it’s a deal: A larger comp on the same street with paid solar closed at $675,000 clean in April, adjusting to $661K. Two identical-plan sales closed lower — but both gave heavy seller concessions, which we back out. Paid solar, EV charger, oversized yard, and no HOA make this one of the lowest true monthly payments on this list.
Signals: $17K price cut, 28 days on market.
#15 — 40708 Mountain Pride, Murrieta — $26,000 Below
3 bed | 3 bath | 2,483 sqft | Built 1989 | No HOA | West Murrieta
List price: $625,000 ($252/sqft) | Our appraised value: ~$651,000
Why it’s a deal: A 4-bed comp 0.16 miles away closed at $645,000 clean in June, adjusting to $656K. A nearby pool home netted $711,545 and still supports $679K without the pool. Downstairs bedroom, vaulted ceilings, no HOA, no Mello-Roos in the 92562.
Signals: 56 days on market with no price cut yet — a well-timed offer under asking has room to work.
How We Found These (And Why Price Per Square Foot Lies to You)
Every list you see online ranks “deals” by price per square foot. The problem: a pool is worth about $30K here, paid-off solar around $15K, a larger lot commands a premium, and a seller who paid $40K of the buyer’s closing costs didn’t really sell at the recorded price. If you don’t adjust for those things, the rankings are noise.
Our team is a licensed broker and a certified residential appraiser working together — so we analyze these lists the way a lender’s appraiser would: nearby closed sales only (within 0.6 miles), last 90 days, adjusted line by line, seller concessions backed out. When we say a home is $50K under value, we can show you the comp math.
Want the Comp Sheet on Any of These?
These 15 won’t all survive the week — the bank-owned pool home and the listings priced under from day one are already drawing attention. If you want the full adjustment grid on any home here (or a home you’re watching that didn’t make the list), reach out and we’ll walk you through exactly what the closed sales say it’s worth.
